Airbnb's Built-In AI Replies vs. AI Co-Hosts: Do You Still Need Paid Software?
Airbnb's free auto-replies, suggested quick replies and scheduled messages cover simple, single-listing needs. Paid AI co-hosts and PMS messaging add multi-channel inboxes, per-property knowledge, tone control, escalation and approval workflows, which matter once you have several listings or non-Airbnb channels.

Facts last verified October 19, 2026. Evaluated from official documentation and public sources; not hands-on tested.

Key takeaways
- Airbnb's AI auto-replies answer common questions from your listing details and identify Airbnb as the sender; they were announced 20 May 2026 and are rolling out.
- Airbnb's tools work inside Airbnb only; multi-channel hosts need an inbox that spans Vrbo and Booking.com.
- Paid tools add per-property knowledge, tone, escalation and approvals, but cost money and need setup.
- Single-listing hosts on Airbnb alone may not need paid software.
- Facts are from Airbnb and vendor documentation as of October 2026; we did not test either.
Quick recommendations
Single listing, Airbnb only
Start with Airbnb's free tools; Hospitable's free Essentials tier is the next step.
Multi-channel with guardrails
Confidence thresholds and message types control Autopilot.
AI layer on an existing PMS
Integrates with many property management systems.
Low-cost paid step up
AI-personalized replies on Pro from $30 per month.
Airbnb's built-in AI replies are enough for a host with one or two listings on Airbnb alone; paid AI co-hosts earn their cost when you run multiple channels, many properties, or need tone control, escalation and approval workflows. This comparison draws on Airbnb's help pages and vendor documentation reviewed on 19 October 2026. We did not hands-on test either side.
What Airbnb gives every host for free
Airbnb describes three layers in the Messages tab:
- Quick replies. Saved templates with placeholders for guest names and booking details, usable manually.
- Scheduled quick replies. Messages sent automatically at moments such as booking confirmation, check-in or checkout.
- Suggested quick replies. AI recommends one of your existing templates in the conversation, visible only to you.
On 20 May 2026 Airbnb announced three additions rolling out over the coming months: auto-replies (AI-powered answers to common questions drawn from your amenities, description and house manual, labelled as sent by Airbnb and visible to both sides), suggested actions (interactive cards for things like changing reservations or sending offers), and priority messages (urgent items such as booking enquiries and check-in help pinned to the top). Hosts can delete and replace an auto-reply.
Airbnb's pages did not tell us how to switch the feature off or whether it differs by region, so check your own account.
What paid AI co-hosts and PMS messaging add
Paid tools typically add five things Airbnb's features do not describe:
- Multi-channel inbox, so Vrbo and Booking.com messages live in one place.
- Per-property knowledge bases with door codes, Wi-Fi, parking and local tips.
- Tone and language control, and translation.
- Escalation and approvals: drafts for sensitive topics and alerts by app or SMS.
- Guardrails: restricted topics, hours and confidence thresholds.
Examples from vendor documentation:
- Hospitable Auto Reply: Mogul plan ($99 per month, as of October 2026), restricted topics including pricing, refunds, date changes and early check-in, configurable hours, pause per reservation.
- Guesty ReplyAI Autopilot: sends only above a confidence level you set; lower-confidence replies go to a person.
- HostBuddy AI: connects to many property management systems and includes issue detection.
- Host Tools: AI-personalized replies on Pro, from $30 per month billed yearly.
Side-by-side comparison
| Factor | Airbnb built-in | Paid AI co-host / PMS |
|---|---|---|
| Cost | Free | From about $9 to $99 or more per month depending on tool (Oct 2026) |
| Channels | Airbnb only | Airbnb, Vrbo, Booking.com and more |
| Knowledge source | Listing page, amenities, house manual | Per-property knowledge base plus past conversations |
| Control | Edit or delete replies; templates | Thresholds, restricted topics, hours, approvals |
| Sender label | Airbnb identified | Varies by tool |
| Tone matching | Not described | Offered by several vendors |
| Escalation | Priority messages | Alerts by app or SMS |
| Setup effort | Low | Moderate: knowledge base, testing |
When Airbnb's tools are enough
- One or two listings, on Airbnb only.
- Straightforward properties with a complete listing and house manual.
- You are comfortable replying yourself to anything unusual.
When to pay for software
- Three or more listings, or listings on several channels.
- Many repeat questions that depend on private details, such as lock codes that change per stay.
- Guests in several languages.
- A team that needs a shared inbox and approvals.
A dedicated agent to consider
If you want a separate agent rather than a PMS feature, ReplyBoost is one option. It replies in the host's voice, uses a per-property knowledge base, drafts refunds, extensions and complaints for approval, and supports Airbnb, Vrbo and Booking.com in one inbox. It was listed at $47 per month per listing at the time of writing (regular $97), with no contract.
Cautions
- Accuracy. An AI reply is only as good as the listing and knowledge base behind it. Outdated lock codes are the classic failure.
- Money and policy. Keep refunds, damage and date changes with you.
- Disclosure. Airbnb labels its own auto-replies. For third-party tools, check settings and consider telling guests.
- Platform rules. Press reporting says third-party messaging is permitted through approved software partners; confirm your tool's status.
Our read
Start with Airbnb's free tools: write complete listing details, add quick replies, and schedule check-in and checkout messages. Upgrade when the cost of a missed message or manual copying exceeds the subscription. How to set up Airbnb's free tools properly
Airbnb's quick replies are saved templates with placeholders, such as the guest's first name, that fill in from your listing or reservation data. To send one manually, open the Messages tab, tap the plus sign, choose "Send quick reply", pick a template, edit if needed and send. To schedule one, go to settings, choose "Manage quick replies" and set the timing, for example five minutes after a guest books. Airbnb suggests anchoring scheduled messages to booking confirmation, the period before the stay and the period after it.
A sensible free setup for a single listing:
- Complete every amenity field and the house manual, because Airbnb says its auto-replies draw on your amenities, description and house manual.
- Write four templates: booking confirmation, arrival instructions, mid-stay check-in and checkout thanks.
- Schedule each one against its trigger and preview the placeholders.
- Read your first few real conversations to see which questions the templates miss.
How paid tools set limits on automatic sending
The practical difference between Airbnb's auto-replies and a paid tool is how much you can steer.
Hospitable puts automatic sending on the Mogul plan and configures it under Guest Experience, then Inbox AI. It draws on property details, Knowledge Hub entries, past replies and a local web search. It declines refunds, discounts, pricing, payment details, calendar changes and sensitive pre-booking stay details, and early check-in and late checkout unless your Knowledge Hub covers them. You can pause it for a single reservation, and it notifies you when it aborts a reply.
Guesty lets you set a confidence threshold. With a 90% threshold, only answers scoring above 90% send on their own; the rest become suggestions that need a person. Guesty's help page for this feature returned an access error when we fetched it directly, so the details come from search results quoting it and plan availability is unverified.
Neither vendor's documentation supports a claim that its AI is accurate for your property; accuracy depends on your data.
Test before you trust: a short checklist
Run these before enabling any automatic sending, whether Airbnb's or a vendor's:
- Ask a question whose answer changes per stay, such as the door code, and confirm the reply uses the current value.
- Ask for an early check-in and a refund and confirm the tool escalates rather than answers.
- Send a message in a second language if you host international guests.
- Send an angry message and confirm it reaches you quickly.
- Check what the guest sees: Airbnb labels its auto-replies as sent by Airbnb, while third-party tools vary.
- Look for double messages from your scheduled templates.
Illustrative break-even example
This is our arithmetic using published list prices, not a prediction. Suppose you manage three listings and Hospitable's Mogul plan is $99 per month, against $49 on Host with two extra properties at $10 each. The extra $50 per month buys Auto Reply. If you spend, say, two hours a week on repetitive answers and value your time at an hourly figure you choose, you can compare that against $50. If the number is lower than your own hourly value times the hours saved, automatic sending pays for itself; if it is higher, drafts alone may be enough. We deliberately do not supply an hourly value or an hours-saved figure for you.
Common mistakes
- Leaving an old door code in the knowledge base after a lock change.
- Letting two systems send the same check-in message.
- Assuming a draft assistant is the same as an auto-send tool; many plans include only drafts.
- Switching on auto-send for a new listing before it has any past conversations to learn from.
- Forgetting that Airbnb's auto-replies were announced as a staged rollout, so what you see may differ from the announcement.
Cost-benefit framework
Decide with arithmetic rather than hype.
- Count minutes. Estimate weekly time spent on messages, including late-night replies and copying codes.
- Price your time or your risk. A missed inquiry may cost a booking; a wrong code costs a stay. Do not invent a number, but write down what each failure costs you.
- Add up the subscription. Published entry points include Guesty Lite at $9 per listing, Hospitable from $29 per month (Auto Reply at $99), and Host Tools Pro at $30 per month on yearly billing, as of October 2026.
- Compare after a trial. Many vendors offer 14-day trials; use one with real conversations in approval mode.
If the tool saves more than it costs and does not raise error rates, keep it. If not, Airbnb's free features may be enough.
A hybrid approach
You do not have to choose. Many hosts keep Airbnb's scheduled quick replies for standard moments and use a paid inbox for multi-channel coverage, escalation and AI drafting. The main risk is duplicate messages: if both Airbnb and your tool send a check-in message, guests receive two. Audit your scheduled messages once when you add a tool and disable the duplicates.
What we could not verify
Airbnb's pages describe a staged rollout, so we cannot say which accounts or regions have auto-replies today, how editable they are per listing, or how accurate they are. We also have not compared the answer quality of any paid tool, and vendor claims about hosts' results are not repeated here.

Frequently asked questions
›Does Airbnb have built-in AI replies?
Yes. Airbnb announced AI-powered auto-replies in May 2026 that answer common questions using your amenities, description and house manual, and each auto-reply identifies Airbnb as the sender. It also offers AI-suggested quick replies. The features were described as rolling out over coming months.
›Do I still need paid software if Airbnb has AI replies?
Not necessarily. If you have one or two listings on Airbnb only, built-in tools may be enough. Paid software helps with multiple channels, many properties, tone control, escalation and approval workflows.
›What is an AI co-host?
It is a marketing term for software that answers guest messages and sometimes handles tasks on a host's behalf. Vendors include Guesty, Hospitable, HostBuddy AI and Enso Connect. Quality and controls vary, so read the vendor's documentation.
›Can AI answer refund requests?
It should not. Hospitable's Auto Reply excludes refunds, pricing and date changes. Keep money and policy decisions with a person.
›Is it against Airbnb's rules to use third-party AI?
Press reporting says Airbnb permits third-party messaging through approved software partners and expects hosts to stay reachable and accurate. Check Airbnb's current terms and your tool's partner status before enabling auto-send.
