Key takeaways

  • Control matters more than the AI label: look for restricted topics, confidence thresholds, approval modes and per-property settings.
  • Hospitable's Auto Reply is limited to its $99 Mogul plan and will not answer pricing, refunds, date changes or early check-in.
  • Guesty describes Autopilot with confidence thresholds so low-confidence replies go to a human.
  • Airbnb now has its own AI-powered auto-replies in the Messages tab, rolling out since May 2026.
  • This ranking is from documentation as of October 2026; we did not test reply quality.

The best AI guest messaging tool is the one whose controls you trust: Hospitable and Guesty put AI inside the inbox with documented guardrails, HostBuddy and Enso Connect add AI on top of your existing systems, and Hostfully, Host Tools and Hostaway bundle drafts into broader plans. This ranking draws on vendor documentation reviewed on 19 October 2026; we did not test reply quality.

Why AI messaging matters now

Airbnb itself says that replying quickly can lead to more bookings, better reviews and higher search rankings. In May 2026 it announced AI-powered auto-replies that answer common questions using your amenities, description and house manual, with each auto-reply identifying Airbnb as the sender. It also announced suggested actions and a priority inbox, rolling out over the following months. Free built-in tools cover simple cases; the tools below add multi-channel inboxes, per-property knowledge, tone and escalation rules. See also Airbnb AI replies vs AI co-hosts.

What to look for

  • Approval mode so you can review drafts first.
  • Restricted topics that route refunds, date changes and complaints to you.
  • Knowledge base per property.
  • Escalation by SMS or app.
  • Channels beyond Airbnb.
  • Languages if you host international guests.

1. Hospitable: best documented guardrails

Hospitable's Auto Reply sends replies from property details, the Knowledge Hub and past conversations. It does not reply outside configured hours, when you or a teammate replied first, when a message arrives with a new booking, or when context is thin. Restricted topics include pricing, refunds, sensitive details, early check-in and late checkout, payments, date changes and availability. Replies take about one to two minutes. It is available only on Mogul ($99 per month, as of October 2026). Lower plans have AI-suggested replies, and inquiries get an AI draft waiting in the inbox.

Pros: explicit rules; per-property settings; pause per reservation. Cons: top-tier only.

2. Guesty: best confidence control

Guesty's ReplyAI suggests replies in your brand voice, summarises threads, translates and adapts tone. Autopilot (AutoReply) sends automatically above a confidence level you set, using a short delay, while lower-confidence replies go back to manual approval; teams can customise by property and escalate sensitive conversations. Confirm which plans include it.

Pros: thresholds; translation. Cons: custom pricing above Lite; add-on costs.

3. HostBuddy AI: best layer on top of your PMS

HostBuddy connects to systems including Guesty, Hostaway, Hostfully, Hospitable, Lodgify, Smoobu and OwnerRez. Its documentation describes Pro and Elite plans, issue detection, smart templates and Slack, with Elite adding a Smart Inbox and team access. Its pricing page did not load for us, so check the vendor site.

Pros: works with many systems. Cons: another subscription.

4. Enso Connect: best guest-app approach

Enso Connect includes the EnsoAI Agent with Autopilot and Copilot, unified inbox, digital check-in, verification and upsells. Pricing is by demo.

Pros: all-in-one guest experience. Cons: quote-only; aimed at managers.

5. Hostfully InboxAI

InboxAI drafts replies from property data and guidebook content, and you can review before sending or enable auto-send for common questions. It is included in all plans, which start at $15 per property per month.

Pros: bundled. Cons: fees on Growth.

6. Host Tools

AI-personalized replies are on the Pro plan ($30 per month billed yearly for one listing, $32 monthly), alongside automated messages and cleaner notifications.

Pros: low price. Cons: fewer AI controls documented.

7. Hostaway AI CoHost

Hostaway's features page describes AI reply suggestions in the unified inbox through its AI CoHost, marked as new. Pricing is not published.

Pros: inside a full PMS. Cons: limited public detail.

8. ReplyBoost: a dedicated agent to consider

ReplyBoost is an AI guest messaging agent ("Bella") that replies 24/7 in the host's voice, is multilingual, learns tone and uses a per-property knowledge base for door codes, Wi-Fi, house rules, parking and local tips. Sensitive replies such as refunds, extensions and complaints are drafted for your approval with approve, edit or override. Its unified inbox covers Airbnb, Vrbo and Booking.com, and setup is done by adding BNBBoost as an Airbnb co-host. At the time of writing it was listed at $47 per month per listing (regular $97) with no contract.

Best practices before turning on auto-send

  1. Write the knowledge base per property.
  2. Run approval mode for two to four weeks.
  3. Block refunds, changes and complaints.
  4. Set quiet hours and escalation contacts.
  5. Review a sample of sent messages weekly.

What still needs a human

Complaints, safety issues, disputes, exceptions and anything involving money. AI can draft, but you own the outcome.

Common mistakes

  • Stale instructions (wrong lock code or Wi-Fi).
  • Letting AI answer pricing questions.
  • Ignoring Airbnb's own rules about third-party tools.
  • Paying for two overlapping AI subscriptions.

Bottom line

Our read: if you already use a PMS with built-in AI and guardrails, start there. Add a separate tool only when it fills a real gap, such as a different PMS, multiple channels or multilingual coverage. For wider context see best Airbnb automation tools and property management software.

How the controls differ

The documents we reviewed describe three distinct safety models.

Rules-based (Hospitable). You define timing windows and per-property settings, and the system refuses certain topics outright. If the message arrives with a new booking, or you or a teammate replied first, Auto Reply stays silent. Urgent situations trigger predefined escalation messages rather than AI-written text. The advantage is predictability: you can read the rule list and know what will not be answered.

Confidence-based (Guesty). Autopilot assigns a confidence score from zero to 100% and only sends above your threshold; everything else flows to the normal suggestion-and-approve process. The advantage is that borderline messages go to a person even when the topic is not on a blocklist. The trade-off is that a high confidence score is not the same as a correct answer, so keep thresholds conservative at first.

Approval-first (drafting tools). Hostfully InboxAI, Hostaway's AI CoHost and Host Tools' AI-personalized replies are described mainly as drafting aids, with auto-send optional where offered. This is the lowest-risk model and the slowest.

Our read: combine them. Use drafting for the first month, then switch routine topics (Wi-Fi, parking, check-in time) to automatic and keep money and policy topics in approval.

Worked example: setting up a safe pilot

This is a process, not a result from our testing.

  1. Pick three high-volume questions such as Wi-Fi, parking and arrival instructions.
  2. Write the answers once in the knowledge base, with exact wording for access instructions.
  3. Run in approval mode and note every edit you make. Edits show where the knowledge base is thin.
  4. Turn on auto-send for those three topics only, during daytime hours.
  5. Review a weekly sample of sent messages and escalation alerts.
  6. Expand slowly to late-night messages once you trust the pattern.

Pricing at a glance

Pricing in this category falls into four buckets, all as of October 2026:

  • Free: Airbnb's own quick replies, scheduled replies and auto-replies; Hospitable's Essentials tier has a small weekly allowance of AI uses.
  • Bundled in a PMS: Hospitable ($29 to $99 per month depending on plan; Auto Reply on Mogul), Guesty Lite at $9 per listing, Hostfully from $15 per property, Host Tools from $30 per month for one listing on Pro.
  • Add-on layers: HostBuddy AI, whose pricing we could not confirm from its own pages, and ReplyBoost at $47 per month per listing (regular $97) at the time of writing.
  • Quote only: Enso Connect and Hostaway.

Do not assume the cheapest option is the best fit. A tool that misreads a lock code can cost more than a year of subscription.

Frequently overlooked details

  • Language. If you host guests who write in other languages, confirm translation is included rather than assuming it.
  • Images. Guests send photos of broken items. Check whether the tool can interpret and forward images; HostReply.ai, a service Hospitable's help center documents integrating with, describes handling images, though we have not verified its pricing or plans.
  • Team handoff. Decide who receives escalations at night and what the response expectation is.
  • Data. Understand what conversation history the tool stores and for how long, particularly if guests share personal information.

Choose by portfolio size

The right tool depends less on the AI and more on how many listings you run and which system already holds your calendar. Treat this as our editorial read, not a test result.

  • One listing. Start with Airbnb's own quick replies, scheduled messages and auto-replies, which are free. If you want a unified inbox as well, Hospitable's Host plan is listed at $29 per month for up to two properties, and Host Tools Pro is listed at $30 per month billed yearly. Anything priced per listing, such as ReplyBoost at its $47 launch price, is a bigger commitment at this size, so decide whether the time saved justifies it.
  • Two to five listings. This is where a bundled PMS usually beats a separate agent. Guesty Lite is listed from $9 per listing for one to three listings, Hostfully from $15 per property, and Hospitable adds properties at a per-property fee. Check which plan unlocks automatic sending, because Hospitable limits Auto Reply to Mogul.
  • Six to twenty listings. Per-property fees compound, and approval workflows matter more because several people may reply. Look for team roles, per-property settings groups and escalation rules before you compare prices.
  • Twenty-plus listings or a team. Expect quote-based pricing (Guesty Pro, Enso Connect, Hostaway) and ask for a pilot on a few properties first.

Illustrative cost comparison for three listings

The arithmetic below uses only the list prices cited in this article, as of October 2026. It is illustrative: it ignores taxes, annual versus monthly billing, platform fees and add-ons, and it does not measure quality or time saved.

OptionList price usedThree listings, per month
Guesty Litefrom $9 per listingfrom $27
Hostfully Growthfrom $15 per property, plus a platform feefrom $45 before the fee
Hospitable Host$29 for up to two properties, plus $10 per additional property$39
ReplyBoost$47 per listing (launch price)$141

Two cautions. First, the first three rows are full management platforms, while ReplyBoost is a messaging layer, so they are not like-for-like. Second, the cheapest row may not include automatic sending. Guesty's pricing page lists ReplyAI for drafting on every plan, but we could not confirm from the pages we could load which plan unlocks Autopilot, so ask.

Setting up Hospitable Auto Reply, step by step

Hospitable's help center describes the path in some detail, which makes it a useful template for judging other tools.

  1. Open Guest Experience, then Inbox AI, then Default Settings, or create a new settings group.
  2. Set your availability window. Hospitable's example for round-the-clock coverage runs from 12:00 AM to 11:59 PM.
  3. Scope settings groups by property, booking stage or time range if different homes need different behaviour.
  4. Check host scoping, which controls which team member appears as the sender, and remove anyone you do not want associated with AI replies.
  5. Write the wording of your escalation messages. For urgent situations such as lockouts, Hospitable sends your predefined text and does not let the AI rewrite it.
  6. Keep in mind the delay: replies typically take about one to two minutes because of safety validations, so it will not feel instant.
  7. To pause, use the global toggle, or choose Pause Auto Reply in the conversation sidebar for a single reservation.

That last control is underrated. When a guest is upset or a booking is unusual, pause automation for that thread and take over.

Guesty ReplyAI: what to confirm before you rely on it

Guesty's pricing page lists ReplyAI for automated message drafting among features for all plans, alongside a unified inbox and automation for guest messages. Its help center, which we could not load directly, is described in search excerpts as offering Autopilot with a confidence level you set. Before you depend on it, ask Guesty three things: which plan includes Autopilot, how the confidence score is calculated, and whether you can set different thresholds per property or per message type.

Questions to ask any vendor before buying

  1. Can I run in approval mode only, and for how long, without losing features?
  2. Which topics are blocked by default, and can I add my own?
  3. What happens when the AI is unsure: silence, a draft or an escalation?
  4. Where does the property knowledge come from, how often does it refresh, and does it update when I edit property details?
  5. Which channels does it read and reply on, and does it work through the channel's own messaging rules?
  6. How are photos, voice notes and attachments from guests handled?
  7. Who is notified, how, and by what time when something is escalated?
  8. What conversation data is stored, for how long, and can I delete it?
  9. Is pricing per listing, per message or per seat, and what changes when I add a property?
  10. Can I cancel monthly, and what happens to my knowledge base if I leave?

If a vendor cannot answer the first four, treat that as a signal about maturity.

What to put in the knowledge base

Every tool in this roundup produces better replies when the underlying facts are specific. Good entries are written as short, literal statements: "Parking: two spaces in front of the garage; the street spot on the left belongs to the neighbour." Avoid vague text such as "easy parking". Cover arrival and entry steps, Wi-Fi, heating and cooling, appliances, trash day, quiet hours, check-in and checkout times you can and cannot flex, and local recommendations you would stand behind. Hospitable's documentation notes that its Knowledge Hub reads property details once at generation and does not resync later, so any edit has to be made in the Hub itself. Whatever tool you pick, find out whether it behaves the same way and put a monthly review on your calendar.

Failure scenarios and how to handle them

  • The AI repeats an old code. Change the code in the knowledge base first, then audit recent threads. This is why codes belong in a controlled field, not scattered through free text.
  • A guest asks for a refund or a date change. The reply should be a holding message and an alert to you. Hospitable's documented restricted topics include refunds, date changes and availability, which is the behaviour to look for elsewhere.
  • A guest writes in another language. Check that the tool replies in that language, and read a sample, because tone can shift.
  • Two hosts reply at once. Hospitable stays silent if you or a teammate has already replied; confirm similar behaviour in other tools.
  • A message arrives with a new booking. Some tools skip these deliberately because the guest may be asking a negotiation question. Decide whether you want that.

Which tool should you avoid?

Avoid paying for a standalone layer if you already own a PMS plan that includes automatic replies and you are happy with its controls. Avoid auto-send entirely, in any product, if your property has frequent unusual requests, such as accessibility needs, pets with special rules or tight early-arrival exceptions, until you have a long record of correct drafts. And avoid products that cannot show you the reply before it is sent, at least during the first weeks.

Frequently asked questions

›What is the best AI guest messaging tool for Airbnb?

For hosts already on a property management system, the built-in AI of Hospitable, Guesty or Hostfully avoids a second subscription. For hosts who want a separate agent, HostBuddy or ReplyBoost are options. Choose by controls and price, not by the label.

›Can AI reply to Airbnb guests automatically?

Yes. Airbnb now offers AI-powered auto-replies from listing details, and tools such as Hospitable, Guesty and Hostfully offer automatic replies with limits. Start in approval mode first.

›Will guests know it is AI?

Airbnb's own auto-replies identify Airbnb as the sender. Third-party tools vary; check each tool's settings and consider disclosing automation.

›What should AI never answer?

Refunds, date changes, pricing, payments, safety incidents and complaints. Hospitable's Auto Reply excludes most of these by default; configure similar rules elsewhere.

›How much do AI messaging tools cost?

Standalone layers reported at a few dollars per listing per month, bundled PMS plans from about $9 to $99, and quote-only enterprise tools. All prices change; check vendor pages.
