11 Best Airbnb Automation Tools in 2026 (Ranked & Compared)
The best Airbnb automation tool depends on portfolio size: Hospitable and Host Tools suit one to a handful of listings, Hostfully and Guesty suit growing portfolios, and HostBuddy or Enso Connect add AI messaging and guest experience on top. This ranking is based on vendor documentation and pricing pages as of October 2026.

Facts last verified October 19, 2026. Evaluated from official documentation and public sources; not hands-on tested.

Key takeaways
- No single tool automates an entire Airbnb business: most hosts combine one core platform (channel manager and inbox) with specialist tools for pricing, cleaning and photos.
- For 1-5 listings, Hospitable and Host Tools publish low entry prices; Hospitable's automatic AI replies are limited to its $99 Mogul plan.
- Hostaway and Enso Connect do not publish prices, so budget comparisons require a quote.
- AI reply tools differ most in control: look for approval modes, restricted topics and confidence thresholds before enabling auto-send.
- Prices here are from vendor pages as of October 2026; this article is based on documentation, not hands-on testing.
Quick recommendations
Best for 1-3 listings
A free Essentials tier and a $29 Host plan, with scheduled messages and AI drafts.
Lowest-cost messaging automation
Published at $28-$30 per month for one listing, with cleaner notifications and automated reviews.
Most complete platform for scaling
Lite at $9 per listing, then Pro and Enterprise for 4 to 200+ listings with owner tools.
Best direct-booking website included
Website builder and channel manager on the same plans.
Best AI messaging add-on
Connects to many property management systems rather than replacing yours.
Best guest experience layer
Check-in, verification, guidebook and upsells in one guest app.
The best Airbnb automation tool is the one that matches your portfolio: Hospitable or Host Tools for one to a few listings, Hostfully or Guesty as you grow, and an AI messaging layer such as HostBuddy or a guest-experience app such as Enso Connect once messages and check-in become your bottleneck. No product automates everything, and pricing in this category is split between published per-listing rates and quote-only enterprise deals.
This ranking is based on vendor documentation, pricing pages and help-center articles reviewed on 19 October 2026. We have not hands-on tested these products, and where a figure could not be verified we say so rather than guess.
How we ranked these tools
We weighted five things, in this order:
- Automation depth. What actually runs without you: calendar sync, scheduled messages, replies, tasks, check-in.
- Control over automation. Approval modes, restricted topics and thresholds matter more than a headline "AI" label.
- Price transparency and fit. Published prices, fair entry points, and fees on direct bookings.
- Portfolio fit. Whether the plan structure makes sense for 1, 5 or 20 listings.
- Integrations. Channels (Airbnb, Vrbo, Booking.com), smart locks, cleaners, pricing tools.
Ranking is editorial judgment ("our read"). Facts come from the sources listed under the article.

1. Hospitable: best for 1-10 listings
Hospitable gives hosts a free Essentials plan with unlimited properties, a unified inbox and scheduled messages. Paid plans run $29 (Host, one property), $59 (Professional, two) and $99 (Mogul, three), with extra properties at $10, $15 and $30 respectively, and 12% off annual billing, per the vendor's help center as of October 2026.
What it automates. Scheduled guest messages, AI-drafted replies, dynamic pricing on paid plans, and, on Professional and Mogul, smart lock and thermostat automations.
The AI detail that matters. Auto Reply, which sends replies without you, is limited to Mogul. It waits for a configured timing window, skips messages with a new booking, and will not answer restricted topics such as pricing, refunds, early check-in, date changes or payment information. Replies typically take one to two minutes because of safety checks.
Pros: free tier; published pricing; clear restrictions on what AI will not answer. Cons: automatic replies cost the most; per-property add-ons climb on the top tier; a booking fee applies on direct bookings in Professional and Mogul.
2. Host Tools: lowest-cost messaging automation
Host Tools is priced for individual hosts: Messaging at $28 per month billed yearly ($30 monthly) for one listing, Pro at $30 ($32 monthly). Each added listing costs less than the last, and the vendor lists $353 per month for 50 listings on Pro. The Messaging plan covers a unified inbox for Airbnb, Vrbo, Booking.com and Google, automated messages and reviews, and cleaner notifications by SMS or email. Pro adds calendar sync, pricing rules, smart lock codes ($3 per lock per month), multi-user access, direct booking sites and AI-personalized replies.
Pros: low entry price; no contract; no card for the 14-day trial. Cons: AI replies only on Pro; fewer owner and accounting tools than a full PMS.
3. Hostfully: best for guidebook plus AI inbox
Hostfully lists Growth from $15 per property per month (1-50 listings) and Pro from $25 (1-199), with Enterprise custom for 200+. A platform fee applies on top. Growth charges a 1% payment gateway fee and 0.85% on direct bookings; Pro removes both. InboxAI is in every plan and drafts replies from property data and guidebook content, with optional auto-send for common questions. At the time of writing a fall promotion of up to 30% off ran through 31 October.
Pros: digital guidebooks and AI inbox together; per-property pricing. Cons: platform fee size was not visible; fees on Growth.
4. Guesty: most complete for scaling operators
Guesty Lite costs $9 per listing per month for 1-3 listings; Pro (4-199 listings) and Enterprise (200+) are custom-quoted. All plans include a channel manager, multi-calendar and unified inbox with ReplyAI suggestions. Guesty's help center describes ReplyAI Autopilot, which auto-sends replies above a confidence threshold you set and routes the rest to a human. PriceOptimizer, LocksManager and Damage Protection are paid add-ons.
Pros: low Lite entry; granular Autopilot controls; owner portal on Pro. Cons: custom pricing above three listings; add-ons raise the real cost; confirm which plans include Autopilot.
5. Hostaway: mature PMS, quote-only pricing
Hostaway's features page describes a channel manager, multi-calendar, unified inbox with an AI CoHost for reply suggestions, task automation, owner reporting and SMS/WhatsApp. It does not publish prices on its pricing page, and we could not verify any figure; third-party estimates vary too widely to quote.
Pros: wide feature set; strong breadth for managers. Cons: price opacity; third-party reports mention onboarding fees and contracts (unverified).
6. Lodgify: best when a direct-booking site matters
Lodgify pairs a channel manager (direct API connections to Airbnb, Vrbo and Booking.com) with a website builder. Its comparison pages describe Basic, Starter, Professional and Ultimate plans, AI-drafted replies in the inbox, and an AI Co-Host in early access. Plan prices change often with promotions, so check the live page.
Pros: site builder included; commission-free direct bookings per the vendor. Cons: automation breadth depends on plan; AI Co-Host is early access.
7. OwnerRez: configurable and contract-free
OwnerRez uses a sliding per-property scale, with the pricing page showing a base of $88 per month for one property, decreasing as you add more. It lists no setup, booking fees or contracts, auto-responders and triggers, and unlimited staff logins. QuickBooks, hosted websites, SMS and the Rezzy AI assistant are paid add-ons.
Pros: no booking fees; strong configurability. Cons: add-ons stack; setup takes more effort.
8. Smoobu: budget channel manager
Smoobu lists Professional Flex at EUR 29 per month with a 0.9% booking fee, and Professional Prepaid at EUR 31.50 with no fee. Every plan includes channel manager, booking system, guest communications, CRM, online check-in and API access. Extra units start at EUR 9.60 a month. We could not verify AI reply features on the pricing page.
Pros: low base price; API on every plan. Cons: euro pricing; AI messaging unverified.
9. Uplisting: pay-as-you-go option
Uplisting offers Independent Host at GBP 40 per month flat (up to four properties) or 3% commission with no monthly fee, Operator at GBP 16 per listing (GBP 90 minimum) or 1.5%, and Manager at GBP 13 per listing (GBP 208 minimum). Its AI suite is capped at 100 actions per month except on Manager.
Pros: commission option aligns cost with revenue; no long contracts. Cons: action caps on AI; GBP pricing.
10. HostBuddy AI: AI messaging layer for existing PMS users
HostBuddy sits on top of a property management system. Its documentation lists integrations with Guesty, Hostaway, Hostfully, Hospitable, Lodgify, Smoobu, OwnerRez and others, and describes Pro and Elite plans, the latter adding a Smart Inbox, team access and Slack and WhatsApp integrations. Its own pricing page would not load for us, so check the vendor's site for current rates.
Pros: works with many systems. Cons: adds a second subscription; unverified pricing.
11. Enso Connect: guest experience layer
Enso Connect bundles an AI agent (Autopilot and Copilot), unified inbox, digital check-in and checkout, guest verification and automated upsells. Pricing is custom, and the vendor notes revenue from upsell commissions. Its ROI claim of 4.7x is the vendor's own figure and we have not verified it.
Pros: check-in, verification and upsells in one app. Cons: demo-only pricing; aimed at professional managers.
Who should avoid which tool
Ranking only tells you who wins on average. These are the cases where we would steer a host away, based on the published plan structures:
- Hospitable: hosts who want automatic replies on a tight budget. Auto Reply is Mogul-only, so a two-property host who wants hands-off replies pays the $99 tier plus extras. Hosts who need a published owner-statement workflow for many clients should also look at the larger platforms.
- Host Tools: managers who need owner portals and accounting. It is built around the individual host's inbox and cleaner notifications.
- Hostfully: hosts who dislike percentage fees on Growth, unless they move to Pro, where the vendor says the gateway and direct-booking fees are removed.
- Guesty: a solo host with a single listing who does not need growth headroom. Lite is cheap, but its value is mostly in the path to Pro, which is quote-only.
- Hostaway: anyone who must compare prices before talking to sales.
- Lodgify: hosts who live entirely on Airbnb and never plan a direct-booking site, because the website builder is the main differentiator.
- OwnerRez: hosts who want a simple set-and-forget setup, since its configurability is also its learning curve.
- Smoobu and Uplisting: hosts who want to pay in dollars, since both publish in euros or pounds.
- HostBuddy and Enso Connect: hosts without a working core platform. Both add layers; neither replaces the calendar.
Setup difficulty and what to expect in week one
None of the vendors in this list promises a ten-minute setup that we could verify, and we have not run them. What the documentation does show is a common sequence, and the order matters.
- Connect Airbnb first, through the platform's API connection. Airbnb's host help page describes granting your PMS or channel manager permission and choosing which listings to publish. Hospitable's help center adds that Airbnb allows only one property management system to control listing details and calendar data. If another system is already connected, you can run a limited connection, but then calendar changes in the new tool do not sync to Airbnb and the risk of double bookings rises. Disconnect the old tool from your Airbnb account (Profile, Account, Privacy and Sharing, then remove access) before you rely on the new one.
- Connect the other channels. Add Vrbo and Booking.com only after Airbnb syncs correctly, and make a test block on a far-future date to confirm it appears everywhere.
- Build the message schedule. Booking confirmation, pre-arrival, check-in day, mid-stay and checkout are the five moments worth automating. Airbnb recommends the same three anchor points (booking, before the stay and after) for its own scheduled quick replies.
- Load the knowledge base. Door codes, Wi-Fi, parking, house rules, appliance quirks. This is the step that decides whether AI drafts are useful.
- Run in draft or approval mode for a few weeks before turning on any auto-send feature.
- Add cleaner and task rules last, once the booking data is trusted.
Plan on re-checking the first week of real bookings by hand. Expect most of the effort to be in steps 3 and 4, not in the connection itself.
Illustrative monthly costs
These are our own arithmetic from the published list prices above, not vendor quotes. They exclude taxes, payment fees, add-ons and any promotions, and they will change.
| Scenario | Calculation | Illustrative monthly total |
|---|---|---|
| 1 listing, Hospitable Host | $29 | $29 |
| 3 listings, Hospitable Host | $29 plus two extra properties at $10 | $49 |
| 3 listings, Hospitable Mogul (Auto Reply) | Included in the $99 plan | $99 |
| 5 listings, Hospitable Mogul | $99 plus two extra at $30 | $159 (about $140 with the 12% annual discount) |
| 3 listings, Guesty Lite | 3 x $9 | $27 |
| 5 listings, Hostfully Growth | 5 x $15, before the platform fee | $75 plus fees |
| 1 listing, Host Tools Pro | Monthly billing | $32 |
The cheapest line is not automatically the best one. Guesty Lite at $27 for three listings is far below Hospitable Mogul at $99, but we have not confirmed which Guesty plans include Autopilot, so you may be comparing a cheap inbox with an expensive automatic-reply tier. Compare what is switched on, not the headline price.
What to ask a vendor before you buy
- Which plan includes automatic (not draft) replies, and is there a monthly cap on AI actions?
- Is the Airbnb connection a full API connection, and what happens to my existing listings when I connect?
- What are the payment-processing and direct-booking fees on the plan I actually need?
- Are smart lock codes, SMS and pricing tools included or charged per unit?
- Is there an onboarding or setup fee, a listing minimum or a contract term?
- Can my cleaner receive tasks without a paid seat?
- How do I export reservations, templates and guest data if I leave?
Beyond the core platform
A core platform handles calendars and messaging. Hosts typically add specialists around it:
- Pricing: dynamic pricing tools such as PriceLabs, Wheelhouse and Beyond. See our pricing comparison.
- Cleaning: Turno and Breezeway. See cleaning scheduling apps.
- Glue between apps: Zapier and Make. See Zapier and Make workflows.
Photos
Photos are the part of a listing no scheduling tool can fix. BNB Boost Airbnb photo enhancement is built for short-term rentals: it improves light quality and window detail, adjusts clutter and staging while keeping furniture and layout unchanged, and offers a free first-photo trial and a 30-day money-back guarantee. We do not claim it raises bookings.
Guest messaging
If you want a dedicated guest messaging agent rather than a PMS feature, ReplyBoost is an option to consider. It replies in the host's voice using a per-property knowledge base, drafts sensitive replies for approval, and is set up by adding BNBBoost as an Airbnb co-host. At the time of writing it was listed at $47 per month per listing (regular $97), with no contract.
What still needs a human
- Refunds, damage disputes and guest complaints.
- Reviewing AI replies until you trust them, especially around arrival codes and house rules.
- Cleaner quality control and maintenance decisions.
- Pricing strategy and minimum-stay rules.
Common mistakes
- Turning on auto-send on day one. Begin in approval or draft mode.
- Paying for overlapping features. Many platforms already include messaging and pricing; add specialists only for gaps.
- Ignoring fees. Direct-booking and payment fees can outweigh a lower subscription.
- Skipping the knowledge base. AI replies are only as good as your property data.
- Running two systems against one Airbnb account. Airbnb allows one property management system to control listing details and the calendar, per Hospitable's help center. A second tool on a limited connection will not push calendar changes to Airbnb.
- Duplicate messages. If Airbnb's scheduled quick replies and your platform both send a check-in message, guests get two. Audit once when you switch.
- Layering overlapping pricing. Several platforms bundle dynamic pricing; paying for a separate tool as well only makes sense if you intend to use the separate one.
How to choose
- One to three listings: start with Airbnb's free quick replies and scheduled messages, then Hospitable or Host Tools.
- Four to twenty: compare Hostfully, Guesty and Hostaway. Our three-way comparison goes deeper.
- Twenty plus: expect custom quotes and test owner reporting and task automation.

Frequently asked questions
›What is the best Airbnb automation tool?
It depends on portfolio size and what you want automated. For one to three listings, Hospitable or Host Tools cover messaging and cleaner notifications at a low price. For larger portfolios, Guesty, Hostaway or Hostfully add owner tools, tasks and deeper reporting.
›Can I fully automate my Airbnb?
Not fully. Software can handle calendar sync, scheduled messages, pricing rules and routine replies, but refunds, complaints, damage claims, maintenance and cleaner quality still need a person.
›Do I need a property management system for one listing?
No. Airbnb's own quick replies and scheduled messages cover basic needs. A paid platform becomes useful once you list on more than one channel, need unified calendars to avoid double bookings, or want automatic AI replies.
›Is it safe to let AI reply to Airbnb guests?
It is lower risk when the tool restricts sensitive topics, uses a per-property knowledge base and lets you approve drafts. Hospitable, for example, skips refunds, date changes and pricing questions in its Auto Reply. Start in approval mode and review for a few weeks.
›How much do Airbnb automation tools cost?
Published entry prices range from free (Hospitable Essentials) to about $30 per month for a single listing (Host Tools) and $9 per listing for Guesty Lite. Hostaway and Enso Connect require a quote. All prices are as of October 2026.
