Key takeaways

  • Turno is free for a single property and for properties that use only marketplace cleaners; otherwise its listed price is about $10 per property per month, or $8 billed annually (as of Oct 2026).
  • Breezeway has a free first property and Host Essentials from $19 per unit per month; larger tiers are custom quotes.
  • Properly publishes per-property prices ($12.99 Standard, $14.99 Pro) and sells photo-verified inspections at $5 each.
  • Calendar sync (preferably an API connection rather than iCal) is what triggers every automated cleaning job; the apps schedule work but do not guarantee quality.
  • Operto Teams and EZcare do not publish prices on the pages we reviewed, so treat them as demo-first tools.

Quick recommendations

  • Best for 1 to 3 listings

    Turno

Free for one property, and its marketplace can help you find a cleaner.

  • Most complete operations suite

    Breezeway

Combines cleaning, inspections, maintenance tasks, inventory and a guest welcome book.

  • Best for photo-verified turnovers

    Properly

Photo checklists by default, public pricing and an optional $5 expert inspection.

  • Best for in-house housekeeping teams

    Operto Teams

Staff scheduling, payroll reports and inventory reorder alerts for larger operators.

The best Airbnb cleaning scheduling app for most hosts is Turno, because it is free for a single property, connects to Airbnb, and can find and pay cleaners from the same app. Breezeway is the more complete choice once cleaning, inspections and maintenance all need tracking, and Properly is the pick if photo proof of every turnover matters most. This article is based on each vendor's documentation and pricing pages, not hands-on testing. Prices are as of October 2026.

What a cleaning scheduling app actually does

Every tool here follows the same loop. It reads your booking calendar, creates a cleaning job for each checkout, tells the cleaner, collects a checklist (often with photos) when the job is done, and tells you. Some also pay cleaners and track supplies.

What they do not do is clean, judge quality for you, or fix a bad calendar sync. If the booking data is late or incomplete, the schedule will be too. That is why integration method is the first thing to check. For a step-by-step setup of the notification loop itself, see how to automatically notify your Airbnb cleaner after every checkout.

1. Turno: best for finding and paying cleaners

Turno (formerly TurnoverBnB) syncs your booking calendars, generates a cleaning job for every reservation and checkout, and notifies cleaners instantly. According to its documentation, if a guest extends or cancels, Turno updates the schedule for you and your cleaner. It imports bookings from Airbnb, Vrbo, Tripadvisor, Booking.com and others.

How it connects. Turno states it is an official Airbnb software partner and offers API connectivity as an alternative to iCal links, with what it describes as enhanced guest and reservation data and faster booking updates. If you can, use the integration rather than iCal.

Pricing. Per Turno's help center, subscriptions are always free for single-property accounts, and using only marketplace cleaners carries no subscription at any portfolio size. For two or more properties that use your own (non-marketplace) cleaners, the listed price is $10 per property per month, or $8 per property per month billed annually. A third-party summary says the subscription then applies to every billable property, including the first, and lists payment-processing fees in addition. We could not confirm those fee percentages on an official page, so read Turno's fee page before you budget.

Pros

  • Free for one property
  • Marketplace for finding local cleaners
  • Official Airbnb API connection
  • Pays cleaners inside the app

Cons

  • Cost rises once you have two or more properties with your own cleaners
  • Marketplace and payment fees are separate from the subscription
  • Quality still depends on the individual cleaner

Who should avoid it. Hosts who need heavy maintenance, inspection or inventory workflows will outgrow it, and hosts who want a flat, fully published all-in price should read the fee page first because processing fees sit on top of the subscription.

Ideal portfolio: 1 to 50+ listings. Hostfully has published that Turno is free for Hostfully users through an integration; check Hostfully for current terms.

2. Breezeway: most complete operations suite

Breezeway handles cleaning, inspections, maintenance and inventory in one task system. The vendor describes automated task scheduling, mobile checklists in 10 languages, photo proof from field staff, work orders, preventative maintenance, and supply tracking. It also sells guest-facing pieces: a digital welcome book called Guide, automated messaging and an AI concierge (see our welcome book comparison).

What it automates and what it does not. Per the vendor, tasks are created and scheduled automatically from reservations, field staff work through mobile checklists with required photos, and issues, inspections and cost tracking sit in the same record. The vendor also lists vendor management and smart-home integrations. It does not hire your team, and it will not tell you whether a photo shows a clean room.

Who should avoid it. A host with one or two listings, one cleaner and no maintenance backlog will use a small fraction of the product. Anyone who wants a fully published price list for the larger tiers will not find one.

Pricing. As of October 2026, the pricing page lists a free first property and Host Essentials from $19 per unit per month for hosts with fewer than five properties. Essential Ops, Operations Pro and the Ops + Guest Experience Suite are custom quotes, with volume discounts at five or more properties. Concierge AI and smart locks are priced separately.

Pros

  • Free first property
  • Cleaning, maintenance, inspections and inventory in one tool
  • 40+ PMS integrations according to the vendor

Cons

  • Most tiers need a sales conversation
  • More system than a one-listing host needs

Ideal portfolio: 1 property on the free plan; strongest value for 5 to 100+ units where maintenance tracking pays off. See also our guide to vacation rental maintenance software.

3. Properly: best for photo-verified turnovers

Properly's autoscheduler schedules turnovers when bookings arrive, and its photo checklists require visual proof that tasks are complete. A paid Real-Time Inspection add-on has expert reviewers, backed by AI, check the work for $5 per inspection. The vendor also runs a vetted cleaner marketplace.

What else the vendor describes. Photo checklists with step-by-step visual instructions in eight languages, a requirement that each task carries photographic proof before it can be marked complete, a mobile app with push reminders for cleaners, timestamped photo documentation that can support a damage claim, and vetted backup cleaners if the primary cleaner cancels. It lists calendar connections with 50+ booking platforms, including direct PMS API integration and iCal as a fallback.

Who should avoid it. A host with one trusted cleaner who has done the same two-bedroom for years may find a photo-for-every-task rule more friction than value. Cleaners who dislike being photographed at work can also push back, so raise it before you switch.

Pricing. As of October 2026: Standard $12.99 per property per month and Pro $14.99 per property per month (with direct PMS API integration), with a 30-day free trial. Managed options are far pricier, starting at $119 per active property per month for Cohost Pro. The vendor's claims about issues caught and errors reduced are its own and we have not verified them.

Pros

  • Public, per-property pricing
  • Photo evidence on every turnover
  • Optional remote inspection

Cons

  • Inspections add a per-use cost
  • Managed services cost many times the software

Ideal portfolio: 1 to 100+ properties.

4. Operto Teams: best for in-house housekeeping teams

Operto Teams targets operators with their own staff. The vendor lists automated scheduling and payroll reports, time tracking, inventory reorder thresholds, owner billing for replacements, linen reports and photo or video verification. It says it connects with Airbnb, Vrbo and 150+ third-party solutions. No pricing is published, so book a demo before you compare costs.

Ideal portfolio: roughly 20 or more properties with salaried or hourly staff (our read).

5. EZcare: best for owner-statement billing

EZcare covers drag-and-drop task assignment, mobile maintenance work orders that flow into owner statements, inventory scanning, inspection forms with photos or video, and linen management. We could not verify its pricing or its exact integration list from the page reviewed, so confirm both before shortlisting it.

Ideal portfolio: property managers with owner-reporting needs (our read).

Worked cost examples (illustrative arithmetic)

These examples multiply the listed prices above by a portfolio size. They are illustrations, not quotes, and they exclude payment-processing fees, marketplace fees and cleaner pay.

PortfolioTurno (own cleaners)ProperlyBreezeway
1 listing$0 (free single-property account)$12.99 (Standard) or $14.99 (Pro) a month$0 (free first property)
3 listingsAbout $30 a month, or $24 billed annually$38.97 (Standard) or $44.97 (Pro) a month$57 a month at the $19 Host Essentials price
5 listingsAbout $50 a month, or $40 billed annually$64.95 (Standard) or $74.95 (Pro) a monthQuote-based, with volume discounts at five or more

Add Properly's optional $5 inspections on top: ten inspections in a month would add $50. If a third-party summary is right that Turno's subscription also counts the first property once you have two or more, the three-listing Turno figure above is the one to use; if the first property stays free, it would be lower. Confirm which applies on your account before budgeting.

The comparison that matters is not the subscription against zero but against a missed turnover. A single guest arriving at an unready home can cost a refund or a bad review, and the monthly subscription for a small portfolio is small by comparison. That is editorial judgment, not a measured outcome.

How to choose

  • One to three listings, own cleaner or none: start with Turno's free single-property account. If you have a cleaner you trust, the app mostly saves texting.
  • Quality worries or remote ownership: Properly's photo checklists and inspection add-on address the "was it really done?" problem directly.
  • Maintenance and inspections matter as much as cleaning: Breezeway's single task system avoids running two tools.
  • Employees, payroll and linen: Operto Teams or EZcare, after demos.
  • Already in a PMS: several PMS platforms include task features or integrate with these apps. Check that your PMS integrates before paying for overlapping functions. Our property management software roundup covers the major options.

Decision framework by portfolio size

  • One listing: Pick the cheapest tool that reliably creates the job and alerts your cleaner. Turno's free account or Breezeway's free first property both fit. Add photo proof (Properly) only if you are remote and have had quality problems.
  • Two to four listings: This is where per-property fees start to appear. Decide whether you need cleaner payments inside the app (Turno), photo proof (Properly), or maintenance and inventory (Breezeway). Choose by the problem, not the feature list.
  • Five to twenty listings: Calendar reliability becomes critical, so favour tools with a PMS or API connection and a named backup cleaner process. Request quotes for Breezeway's larger tiers and compare them with Properly's published per-property price.
  • Twenty or more listings, or in-house staff: Evaluate Operto Teams or EZcare in demos, with scheduling, payroll and inventory in scope. Expect a sales process.

Integration notes

  • Direct to Airbnb versus through a PMS. Turno states it is an official Airbnb software partner with API connectivity. If you already use a PMS, a connection from the cleaning app to the PMS keeps a single source of truth across Airbnb, Vrbo and Booking.com, and Vrbo says calendar import is unavailable for properties managed through third-party software.
  • iCal as a fallback. Airbnb says imported calendars refresh every three hours, and Vrbo says every 30 minutes. A cleaning app that reads your export link adds its own polling interval on top. See how to sync Airbnb, Vrbo and Booking.com calendars for the underlying limits.
  • One task source. If your PMS also creates cleaning tasks, turn off the duplicate or you will notify the same cleaner twice.

Questions to ask a vendor before buying

  1. Is my calendar connection API-based or iCal, and how quickly does a cancellation reach my cleaner?
  2. Which fees sit on top of the subscription (payment processing, marketplace, inspections)?
  3. Do cleaners need to install an app, or can they work by text and email?
  4. What happens when a cleaner declines, and is there a backup process?
  5. Can I export my checklists, photos and job history if I leave?
  6. Is the per-property price counted from the first property or after a free one?

Setup checklist

  1. Connect the calendar by API or PMS integration if available, otherwise iCal.
  2. Create each property with address, access instructions, bedroom and bathroom counts and a room-by-room checklist.
  3. Add cleaners and set per-property pay rates.
  4. Set default turnover windows and same-day-turn rules.
  5. Run a test booking and confirm the cleaner is notified, then cancel it and confirm the job disappears.
  6. Decide who reviews photos or checklists, and how fast.

What still requires a human

  • Vetting cleaners and handling disputes
  • Reviewing photos and deciding what counts as clean
  • Restocking and replacing damaged items
  • Noticing when a calendar sync failed (a guest arrives and nobody was scheduled)

Common mistakes

  • Relying on iCal for last-minute bookings. iCal data can lag and carries less detail than an API connection; test it with a same-day booking.
  • Not setting cleaner pay per property. In Turno, prices are set per property, so a cleaner added to several properties needs a rate on each.
  • Paying for overlapping tools. A PMS, a cleaning app and a maintenance tool may all create tasks; pick one source of truth.
  • Treating marketplace ratings as vetting. Check references and insurance yourself.
  • Writing a vague checklist. "Clean bathroom" invites disputes; list the tasks, such as wiping the mirror, restocking toilet paper and checking under the bed, and require a photo of the finished room.
  • Skipping the backup. Name a second cleaner before the first one is unavailable on a holiday weekend.
  • Never reviewing the data. Look monthly at declined jobs, late completions and missing photos; the pattern usually shows which property or cleaner needs attention.

Frequently asked questions

›What is the best cleaning scheduling app for a single Airbnb listing?

Turno is the simplest start: its subscription is free for single-property accounts, and finding and scheduling marketplace cleaners does not require a subscription. Properly's 30-day free trial and Breezeway's free first property are also worth a look. Marketplace payment fees may still apply, so read Turno's current fee page.

›Can a cleaning app connect directly to Airbnb?

Turno states it is an official Airbnb software partner with API connectivity, and Breezeway and Properly both list Airbnb among their integrations. Many hosts instead connect through a property management system or an iCal calendar link, which carries less reservation detail.

›Do these apps clean the property for me?

No. They schedule, notify, collect checklists and photos, and in some cases pay cleaners. Turno and Properly also offer marketplaces for finding cleaners, but you remain responsible for vetting the people who enter your property.

›Is a cleaning app cheaper than doing the texting myself?

At one or two listings the saving is mostly time and fewer missed turnovers rather than money. At several properties a per-property fee in the range of roughly $8 to $19 a month is small next to cleaning costs, but the right answer depends on your number of listings and how often bookings change.

›What happens when a guest extends or cancels?

Turno says it updates the schedule for you and your cleaner when a guest extends or cancels. Other tools depend on how quickly the booking change reaches them, which is why API or PMS connections tend to be more dependable than iCal links.

Verification notes

  • Turno's own pricing and help pages blocked automated fetching; subscription figures come from search excerpts of the help center, and payment-processing fee percentages were not confirmed on an official page.
  • Operto Teams and EZcare do not publish pricing on the pages reviewed.
  • Title changed from 7 to 5 because only five dedicated turnover-scheduling products could be verified with sources.
  • Turno's features page blocked automated fetching in a later pass, so no new Turno features were added; the three-listing Turno example assumes the subscription may count every billable property, which a third-party summary suggests but Turno's own pages did not confirm.
  • Properly's eight-language checklists, 50+ platform integrations and backup-cleaner claims come from its home page and were not independently verified.
