Facts last verified October 19, 2026. Evaluated from official documentation and public sources; not hands-on tested.

Key takeaways
- Per-listing pricing makes small portfolios cheap and large ones quote-based: Guesty Lite is $9 per listing, Hostfully starts at $15, Hospitable at $29 per account.
- Hostaway does not publish prices on its pricing page, so its cost cannot be compared directly.
- Check fees, not only subscriptions: Hostfully Growth and Hospitable's direct booking add percentage fees.
- Automatic AI replies are gated: Hospitable limits Auto Reply to Mogul; Uplisting caps AI actions at 100 per month on lower plans.
- Prices are from vendor pages as of October 2026; this is not a hands-on review.

What a property management system does
A property management system (PMS) typically combines a channel manager, which syncs calendars and rates across Airbnb, Vrbo and Booking.com, with reservations, a unified inbox, automated messages, task assignment, payments and reporting. Larger systems add owner portals and accounting. For a broader view of tools beyond the PMS, see our list of the best Airbnb automation tools.

Hospitable offers Essentials at $0 for unlimited properties, then Host ($29, one property), Professional ($59, two) and Mogul ($99, three), with extras at $10, $15 and $30, 12% off annual and a 14-day trial. AI features scale by plan: limited weekly uses on Essentials and full access on paid plans, with Auto Reply on Mogul. Professional adds smart lock and thermostat automations and a direct booking website, but direct booking carries a fee.
Pros: free entry; clear AI restrictions. Cons: automatic replies on top tier only; add-on costs.
2. Guesty
Guesty Lite is $9 per listing per month (1-3 listings); Pro (4-199) and Enterprise (200+) are custom. Plans include channel manager, multi-calendar, unified inbox with ReplyAI, automation for cleaning and messaging, and a direct booking builder with no percentage booking fees. PriceOptimizer, LocksManager and Damage Protection are add-ons.
Pros: wide feature set; low entry. Cons: quote-only above three listings.
3. Hostaway
Hostaway's features page lists a channel manager, multi-calendar, unified inbox with AI CoHost reply suggestions, task automation, owner statements and SMS/WhatsApp. It does not publish pricing, and we cannot verify any number.
Pros: mature feature set. Cons: price opacity.
4. Hostfully
Growth starts at $15 per property per month and Pro at $25, with a platform fee on top and Enterprise custom. InboxAI is in all plans, and digital guidebooks are core. Growth charges 1% payment gateway and 0.85% direct booking fees; Pro does not.
Pros: guidebook plus AI inbox. Cons: fees on Growth.
5. Lodgify
Lodgify combines a channel manager with a website builder, and its pages describe Basic, Starter, Professional and Ultimate plans, with dynamic pricing on Professional and Ultimate and AI-drafted replies in the inbox. Prices change with promotions.
Pros: site builder. Cons: feature depth depends on plan.
6. OwnerRez
OwnerRez uses sliding per-property pricing with no setup fees, booking fees or contracts, unlimited staff, auto-responders and triggers, and paid add-ons for QuickBooks, hosted sites and SMS. The page showed $88 per month for one property.
Pros: no booking fees. Cons: add-ons add up.
7. Smoobu
Smoobu lists Professional Flex at EUR 29 per month (0.9% booking fee) and Prepaid at EUR 31.50 (no fee), with channel manager, booking system, guest communication, CRM, online check-in and API on every plan.
Pros: low price. Cons: AI features unverified.
8. Uplisting
Uplisting lists Independent Host at GBP 40 per month (up to four properties) or 3% commission, Operator at GBP 16 per listing with a GBP 90 minimum, and Manager at GBP 13 per listing with a GBP 208 minimum, plus an AI suite with 100 actions per month on lower plans.
Pros: commission option. Cons: GBP pricing.
Messaging beyond the PMS
Every platform here includes a messaging inbox, but you may want a dedicated agent. ReplyBoost is an option. It is described as an AI guest messaging agent that replies in the host's voice using a per-property knowledge base and drafts sensitive replies for approval.

How to choose
- Count listings and channels.
- Decide whether you need owner statements, a website or guidebooks.
- Add the fees: payment, direct booking, add-ons.
- Trial two platforms for 14 days where available.
Common mistakes
- Choosing on subscription price only.
- Running two calendars during a migration.
- Enabling auto-send before the knowledge base is accurate.
- Overlooking what still needs a human: refunds, damage, owner relations and cleaner quality.
Pricing models explained
Subscription comparisons are harder than they look because vendors count differently.
- Per listing. Guesty Lite ($9 per listing) and Hostfully (from $15 per property) scale linearly. Five listings on Hostfully Growth would start around $75 per month before the platform fee, which the vendor does not break out on the page we reviewed.
- Per account with included properties. Hospitable charges a base fee that includes one, two or three properties depending on plan, then $10, $15 or $30 per extra property. This is cheap at two or three listings and less so at ten.
- Base unit plus extras. Smoobu prices a base unit and lists extra units from EUR 9.60 per month.
- Sliding scale. OwnerRez lowers the per-property rate as you add properties.
- Commission alternatives. Uplisting lets you pay 3% (Independent Host) or 1.5% (Operator) of bookings instead of a flat fee. That helps when revenue is seasonal and hurts when it is high.
- Quote only. Hostaway, and Guesty above three listings, require a conversation with sales.
Add the numbers that live outside the subscription: payment processing, direct booking fees, smart lock add-ons, SMS usage and onboarding fees.
Worked examples (illustrative arithmetic)
These examples use only the list prices quoted above, as of October 2026. They are our own sums, not vendor quotes, and they leave out payment processing, taxes, add-ons, promotions and the exchange rate on euro and pound plans.
- Two listings, messaging-first. Hospitable Professional is $59 per month including two properties. Guesty Lite for two listings would be 2 x $9 = $18. The gap looks large, but Hospitable's price includes the plan's smart lock and thermostat automations and direct booking website, while Guesty's Lite entry is a channel manager, calendar and inbox. Decide which features you would actually switch on.
- Three listings, wanting automatic replies. Hospitable's Auto Reply is Mogul-only, which covers three properties for $99 per month. Hospitable Host with two extra properties would be $29 + 2 x $10 = $49, but without Auto Reply. The $50 difference is the price of automatic sending.
- Five listings with seasonal income. Uplisting's Independent Host plan covers up to four properties, so a fifth moves you to the Operator plan at GBP 16 per listing (GBP 90 minimum), which is GBP 90 at five listings because 5 x 16 = 80 falls under the minimum. The commission option (1.5% on Operator) can work out cheaper in a quiet month and dearer in a busy one, so run it against your own booking totals.
- Five listings on Hostfully Growth. 5 x $15 = $75 before the platform fee, plus the 1% gateway fee and 0.85% direct-booking fee the vendor lists for Growth. Moving to Pro removes those two fees per the vendor, at $25 per property (5 x $25 = $125 before the platform fee). Whether Pro pays for itself depends on how much you take through the gateway and direct bookings.
What a PMS automates and what it does not
| Job | Typically automated by a PMS | Still needs a person |
|---|---|---|
| Calendar and rate sync | Yes, across connected channels | Resolving a conflict if a channel connection drops |
| Booking-triggered messages | Yes, scheduled by event | Writing templates that sound like you |
| Routine guest questions | Drafted or auto-sent, depending on plan | Refunds, complaints, exceptions |
| Cleaning and task creation | Yes, from reservations | Quality checks and cleaner relationships |
| Lock codes | On supported locks and plans | Troubleshooting a lock that fails |
| Owner statements | Generated on plans that include them | Explaining numbers to owners |
| Pricing | Bundled tools or add-ons on some plans | Setting minimums and strategy |
Treat any vendor claim of "hands-free" with caution. The documentation we reviewed describes automation of the repeatable steps and escalation of the rest.
How the Airbnb connection works
Airbnb's host help page describes connecting through a property management system or channel manager: you create or use an Airbnb account, grant the software permission and choose which listings to publish. Listings created through connected software must comply with Airbnb's Software Connected Host policies. Existing listings can be merged through the software if it supports that, or through Airbnb's sync page.
Hospitable's help center states that Airbnb allows only one property management system to control listing details and calendar data. Where a second tool is connected, it can run a limited connection that pulls reservations and supports messaging, but cannot push pricing or availability or block the Airbnb calendar. We could not confirm the one-system rule on an Airbnb-owned page, so check Airbnb's current terms before you switch. Practically, this means a PMS decision is a one-in-one-out decision, which makes the trial-and-migration advice above more important.
Setup steps for a first PMS
- Pick one listing for the trial, ideally a quiet one.
- Connect Airbnb through the platform's own connection screen and select that listing.
- Confirm that the calendar, rates and house details imported correctly.
- Add the other channels one at a time, testing with a block on a far-future date.
- Build five scheduled messages: booking, before arrival, check-in day, mid-stay and checkout.
- Add property details and a knowledge base before enabling any AI feature, then start in draft mode.
- Add cleaner tasks and lock rules.
- Move the remaining listings only after a clean week.
Who should skip a PMS
A host with one listing on Airbnb only has little to synchronise. Airbnb's own quick replies and scheduled quick replies cover the standard guest messages for free, and a paid platform mostly adds value once a second channel or a second property arrives. A host who only wants better messages, not calendar management, may do better with an AI layer such as HostBuddy on top of what they already use, as covered in our automation tools roundup.
Which platform fits which host
One to three listings
Hospitable (the free Essentials tier or the $29 Host plan), Smoobu and Lodgify are the natural starting points, with Guesty Lite as a more scalable option at $9 per listing. If you are mainly after messaging automation rather than a full PMS, read our guide to Airbnb automation tools, where Host Tools is covered.
Four to twenty listings
This is where fee structures diverge. Hostfully's Pro tier removes gateway and direct booking fees, Uplisting's Operator plan offers a commission option, OwnerRez avoids booking fees, and Guesty Pro brings owner tools. Request quotes from Guesty and Hostaway and compare them with published rates.
Twenty or more listings
Expect custom pricing and onboarding. Evaluate owner statements, role-based permissions, task automation and API access. Guesty Enterprise (200+) and Hostfully Enterprise (200+) are quote-based.
Questions to ask during a trial
Most of these vendors offer 14-day trials (Hospitable, Smoobu, Uplisting and OwnerRez list them). Use the time to test, not browse:
- Does a test booking on one channel block the same dates on the others within a few minutes?
- Can you build a scheduled message for booking, one day before arrival, check-in and checkout, and preview it with real placeholders?
- What happens to an AI draft on a refund request?
- Can the cleaner receive tasks without a paid login?
- How are cancellations and date changes reflected in tasks and messages?
- What does it cost to turn on every add-on you will actually use?
Migration checklist
- Export future bookings and guest contact data from the old system.
- Connect the new platform to one listing first and confirm sync both ways.
- Recreate message templates and cleaner rules.
- Disconnect the old channel connection before connecting the next listing, so two systems never write to the same calendar.
- Watch the first week of bookings closely.
Limits of this comparison
We reviewed vendor documentation, not live accounts. We cannot rate support quality, uptime or the quality of AI replies, and we have not invented ratings. Hostaway's price, Lodgify's current promotional rates and Enso-type enterprise pricing are not stated because we could not verify them.

Frequently asked questions
›Do I need property management software for Airbnb?
Not for one listing on one channel. Software becomes valuable when you list on several channels, need to prevent double bookings, or want automated messages and tasks.
›What is the difference between a PMS and a channel manager?
A channel manager syncs calendars and rates across booking sites. A property management system adds reservations, guest messaging, tasks, payments and reporting. Most products here combine both.
›Which platform has the best AI replies?
Hospitable, Guesty and Hostfully each describe AI drafting with controls. Hospitable's Auto Reply is Mogul-only; Guesty uses confidence thresholds; Hostfully offers auto-send for common questions. We have not tested output quality.
›Are the prices per listing?
It varies. Guesty Lite and Hostfully charge per listing or property, Hospitable charges per account with extras per property, and Smoobu and OwnerRez use base units or sliding scales.
›Can I switch platforms later?
Yes, but plan for a migration of bookings, templates and automations, and avoid overlapping calendar connections during the switch to prevent double bookings.

How to Sync Airbnb, Vrbo & Booking.com Automatically Without Double Bookings
There are two ways to sync Airbnb, Vrbo and Booking.com: free iCal calendar links, which refresh on each platform's own schedule (Airbnb's help centre says every 3 hours, Vrbo says every 30 minutes), or an API-connected channel manager, which pushes changes directly. iCal is fine for a quiet single listing; a channel manager is the safer choice once double bookings would be costly. Here is how to set up both and what each still cannot do.
