Hospitable vs. Guesty vs. Hostaway: Which Automates More of Your Airbnb?
Hospitable has the most clearly documented guest-messaging and AI-agent automation for small portfolios, Guesty is the only one of the three with a published per-listing starting price for 1–3 listings, and Hostaway pitches the broadest platform for growing managers but does not publish prices. Which one automates more depends on whether your bottleneck is messaging, operations or scale. This comparison is based on vendor documentation, not hands-on testing.

Facts last verified October 19, 2026. Evaluated from official documentation and public sources; not hands-on tested.

Key takeaways
- All three connect to Airbnb through an API connection rather than iCal; Airbnb's software-partner page lists Guesty and Hostaway as Preferred+ partners, and Hospitable states it holds Preferred+ status.
- Hospitable is the most explicit about AI agents: its official MCP server lets Claude or ChatGPT read data and send guest messages, on every plan except the free Essentials tier.
- Guesty publishes a starting price ($9 per listing per month for its Lite plan, 1–3 listings); Hostaway does not publish prices, and Hospitable's paid prices are interactive and could not be captured.
- Zapier support is thin on all three (Guesty has one published trigger), so the real automation lives inside each platform, not in your Zaps.
- Our read: Hospitable for 1–10 listings that want messaging automation, Guesty Lite for 1–3 listings that want a published price, Hostaway when you are scaling and can accept a sales-led process.
Quick recommendations
Most documented AI-agent access
Official MCP server lets Claude or ChatGPT read reservations and send guest messages on paid plans.
Best published price for 1–3 listings
Lite plan is listed from $9 per listing per month with Airbnb, Vrbo and Booking.com channel management.
Broadest platform for growing managers
Positions itself as channel manager plus messaging, task and pricing automation with 500+ integrations; pricing is by quote.
Best for adding an AI messaging agent on top
Documents AI drafting and an Inbox AI tier, but you can also add a dedicated agent such as ReplyBoost.
If you have one to ten Airbnb listings and the goal is to cut messaging work, Hospitable is the platform whose documentation is most explicit about automation and AI-agent access. If you have one to three listings and want a published price, Guesty's Lite plan is the clearest. Hostaway is the one to shortlist when you are scaling past a handful of listings and are comfortable with a sales conversation before you see pricing. All three connect to Airbnb through its software-partner programme rather than a calendar feed, so none of them is a bolt-on that can quietly break when a link expires.
This comparison is based on each vendor's public documentation and pricing pages, checked in October 2026. We have not hands-on tested any of them, and where a fact could not be confirmed we say so.

Pricing and plan facts as of Oct 2026. Details are below, and each tool has its own page: Hospitable, Guesty and Hostaway.
What "automates more" actually means
Automation in a property management system (PMS) comes from four places, and the three products weight them differently.
- Channel sync. Keeping Airbnb, Vrbo and Booking.com calendars and rates aligned. An API-connected channel manager does this directly with each channel, which is faster and carries more than iCal can. Our calendar sync guide explains the difference.
- Guest messaging. Scheduled messages, templates triggered by booking events, and increasingly AI-drafted replies.
- Operations. Turning a booking into a cleaning task, a maintenance job or a lock code.
- Extensibility. An API, Zapier or Make triggers, or an AI-agent connector so that tools outside the PMS can act.
A platform that is strong on the first three makes the fourth less important. That is the central point for this comparison, because the Zapier listings turn out to be thin.
Hospitable
Hospitable describes itself as vacation rental software that runs on autopilot, and its documentation supports a messaging-first reading.
What is documented:
- Hospitable states that it uses "a full two-way Airbnb API connection" to sync booking information, availability, pricing, guest messages and listing details in real time, and says it holds Airbnb Preferred+ status (Hospitable partnership page). We could confirm Preferred+ names for Guesty and Hostaway on Airbnb's own page but only saw the first page of Airbnb's list, so treat Hospitable's status as the vendor's claim.
- A free Essentials tier covers unified inbox, automated messaging, sync across Airbnb, Vrbo, Booking.com and Agoda, upsells and a guest portal, inventory management, and cleaning and teammate workflow automation.
- Host adds a message AI assistant, dynamic pricing, a metrics dashboard and MCP access. Professional adds a direct booking website, smart lock and thermostat automations and guest payment collection. Mogul adds custom-branded direct booking, accounting, an Inbox AI messaging assistant, an owner portal, payouts and commission tracking (Hospitable pricing page).
- An official MCP server lets an AI agent such as Claude or ChatGPT retrieve properties, reservations, calendars, transactions and tasks, send guest messages, update reservations and create tasks. It is available on Host, Professional, Mogul and legacy plans but not Essentials.
Pros
- A free tier makes it the lowest-risk way to try an API-connected channel manager.
- The most explicit AI-agent story of the three.
- Cleaning and team workflows are built in rather than bolted on.
Cons
- Paid plan prices were not available in a form we could capture. Plans also bundle a number of properties and charge per extra property on higher tiers, so costs scale with portfolio size.
- Zapier's actions are limited to sending messages and responding to reviews; you cannot, for example, create a reservation from a Zap.
Ideal portfolio: 1–10 listings that want to automate messaging and cleaning handoffs. Our read is that Hospitable is the default recommendation for a solo host who wants automation without a sales call.
Guesty
Guesty is the enterprise-grown platform with a small-host entry point.
What is documented:
- Lite is for 1–3 listings, listed from $9 per listing per month, with channel management for Airbnb, Vrbo and Booking.com, a multi-calendar and a unified inbox, plus a 14-day free trial. Pro is for 4–199 listings and quote-only, adding 60+ booking channels, an owners portal, revenue management, a website builder, task management and 24/7 support. Enterprise is for 200+ listings (Guesty pricing page, Oct 2026).
- Guesty says it does not charge percentage-based fees on reservations made through its free direct booking engine.
- Its features page lists automated guest messaging, task and operations automation, an AI suite, "Automation Workflows", an open API and a channel manager.
- Airbnb's software-partner page lists Guesty as a Preferred+ partner.
Pros
- The only one of the three with a clear published price for the smallest portfolios.
- Room to grow from Lite to Pro without migrating, according to Guesty.
- Open API for custom work.
Cons
- Only one published Zapier trigger (new or updated reservation), so Zapier cannot send messages or create tasks in Guesty.
- Pro pricing is quote-only, so the cost at 4+ listings is unknown until you ask. Optional add-ons (PriceOptimizer, Damage Protection and others) are priced separately.
Ideal portfolio: 1–3 listings on Lite, or managers on Pro who want depth in owner reporting. Our read is that Guesty makes more sense once you manage other people's properties than as a solo host's first tool.
Hostaway
Hostaway sells one platform on a custom quote.
What is documented:
- Its site lists a channel manager, messaging automation, an "AI CoHost" marked as new, task automation, smart pricing, direct booking tools, 500+ integrations, an API and Zapier support. It cites Airbnb 2025 Preferred Partner, Vrbo Elite and Booking.com Premier designations; Airbnb's own page lists Hostaway among Preferred+ partners.
- Hostaway's blog describes automated door codes for supported smart locks, automated messaging at key booking points and AI-assisted task routing. These are marketing descriptions of its own product.
- Zapier lists triggers for new reservation inquiries and new or updated reservations, actions to add a host note and update reservation custom fields, and a search for a reservation. Hostaway's page notes only one Zap can update the host note field.
Pros
- Broad product surface and a large integration marketplace.
- Strong channel designations for a portfolio that sells beyond Airbnb.
Cons
- No public pricing; you speak to sales first. Third-party reviews report setup fees and listing minimums, but we have not verified those and do not quote them.
- Zapier cannot send messages from Hostaway.
Ideal portfolio: growing managers with several listings who value channel breadth and are fine with a demo-led process.
Integrations and the AI-agent question
| Capability | Hospitable | Guesty | Hostaway |
|---|---|---|---|
| Zapier triggers | New message, property updated or created, reservation updated or created, new review | New or updated reservation | New reservation inquiry, new or updated reservation |
| Zapier actions | Respond to a review, message an inquiry, message a reservation | None published | Add host note, update custom fields |
| Make | Community-built app | Community-built app | Community-built app |
| Official MCP / AI-agent connector | Yes | Not verified | Not verified |
Zapier lists those items on each app's directory page (Oct 2026). Make labels all three apps as built and maintained by the community, which means Make itself does not maintain them, so confirm the modules you need before you build. For how to build on these triggers, see 15 workflows you can automate with Zapier and Make.
On AI agents: Hospitable's MCP help page warns that messages sent through MCP "are delivered to guests immediately" and that every connected agent can take actions that apply directly to your account. That is the honest trade-off of giving ChatGPT or Claude write access to a live inbox. Our advice is to start read-only.
Automatic replies: how each platform draws the line
All three describe AI help with guest messages, but only some of the controls are documented in enough detail to compare.
Hospitable. Its help center puts Auto Reply on the Mogul plan only, set up under Guest Experience, then Inbox AI, with default settings or settings groups for timing, scope and host assignment. Replies typically take about one to two minutes because of safety checks. Auto Reply draws on property details, Knowledge Hub entries, past replies and, where internal data is thin, a local web search. It declines calendar changes, early check-in and late checkout (unless your Knowledge Hub covers them), refunds, discounts, pricing, payment details, property transfers and sensitive stay details before a booking is confirmed. You can pause it per reservation, either indefinitely or for a set period, and it notifies you by email, push notification and conversation notes when it aborts.
Guesty. Its help center describes AutoReply as sending ReplyAI responses without manual approval after a short delay meant to feel human. You set a confidence threshold between zero and 100%: at 90%, only answers scoring above 90% send automatically, and the rest fall back to normal suggestions that need a person. You can also choose whether the conversation is marked read or archived after the guest's closing message. We could not load the full page directly (it returned an access error), so plan availability and the complete list of excluded topics are unverified.
Hostaway. Its blog describes AI replies that draft responses to common questions, smart messaging automations with 15 event triggers and 12 conditions, and automated entry codes through supported locks. The page does not give plan requirements, setup steps or limits, so treat the controls as unverified.
Our read: Hospitable documents the most explicit "what the AI will not touch" list, Guesty documents the most explicit "how sure must it be" control, and Hostaway documents the least on this point. Both approaches are sensible; the right one depends on whether you would rather block topics or tune confidence.
Setting up each platform: first-week plan
The steps are similar, but each platform has a different first hurdle.
- Disconnect before you connect. Hospitable's help center says Airbnb allows only one property management system to control listing details and calendar data, and describes a limited connection for secondary tools that cannot push availability or pricing. Remove the old tool's access in your Airbnb account settings first.
- Import one listing and compare it with Airbnb. Check photos order, house rules, check-in times and minimum nights before you add anything else.
- Rebuild your messages. Create booking, pre-arrival, check-in, mid-stay and checkout messages and preview them with real placeholders.
- Wire up tasks. Confirm a test reservation creates the cleaning task and that a cancellation removes it.
- Turn on AI in draft mode. On Hospitable and Guesty, keep automatic sending off until you have reviewed a few weeks of drafts.
- Only then add automation outside the platform. If you do use Zapier or Make, build against the published triggers above.
Connecting Claude or ChatGPT to Hospitable
Because the MCP route is the most distinctive difference, here is what the help page documents. For Claude, you open Settings, then the MCP connections menu, add a custom connector with Hospitable's MCP address (https://mcp.hospitable.com/mcp) and sign in to authorize. For ChatGPT, you find Hospitable in the plugin directory and follow the sign-in prompt. Other tools can use OAuth, with bearer tokens as a fallback.
It is supported on the Host, Professional, Mogul and legacy plans but not Essentials. Read-only tools retrieve properties, reservations, calendars, transactions, tasks and alerts. Write capabilities include sending guest messages, creating or updating reservations, managing tasks and controlling smart locks, with owner statements on Mogul. Only the primary account holder and full-access admin users can connect an agent. The page warns that messages sent through MCP are delivered to guests immediately, that several connected agents can change your account at once, and that sessions may expire during long multi-step jobs. You can revoke access by disconnecting the server in your AI client.
Illustrative costs and what is still unknown
Using the figures published in Hospitable's help center and Guesty's pricing page (as of Oct 2026), here is our own arithmetic. It is illustrative, excludes fees and add-ons, and cannot include Hostaway.
| Portfolio | Hospitable (monthly billing) | Guesty Lite |
|---|---|---|
| 1 listing | Host $29 | $9 |
| 3 listings | Mogul $99, or Host $29 + 2 x $10 = $49 | 3 x $9 = $27 |
| 5 listings | Mogul $99 + 2 x $30 = $159, or Professional $59 + 3 x $15 = $104 | Lite covers 1-3 listings only; Pro by quote |
Hospitable's help center lists Essentials at $0, Host at $29 (one property), Professional at $59 (two) and Mogul at $99 (three), with extra properties at $10, $15 and $30 and 12% off annual billing. Our earlier note that paid prices could not be captured from Hospitable's interactive pricing page still applies to that page; the figures above come from the help center. Guesty Lite stops at three listings, so the five-listing row shows where the comparison turns into a sales conversation.
Questions to ask each vendor
- Hospitable: Which plan do I need for Auto Reply and MCP, and what is the booking fee on direct bookings?
- Guesty: Does my plan include ReplyAI Autopilot, and which add-ons will I actually need (PriceOptimizer, LocksManager, Damage Protection)?
- Hostaway: What is the full first-year cost, including any onboarding fees, listing minimums and contract term?
- All three: How do I export reservations, message templates and guest data if I leave?
Where an add-on beats the built-in tool
Each platform now offers AI drafting of some kind. If you want a dedicated agent that answers in your voice around the clock and drafts sensitive replies for approval, ReplyBoost is an option to consider: ReplyBoost is an AI guest messaging agent that works through Airbnb's co-host feature and is listed at $47 per month per listing at the time of writing. Compare it with the messaging tiers above.
Which should you pick?
- One solo listing, messaging is the pain: Hospitable, starting on the free tier to see whether the sync and inbox suit you.
- One to three listings, you want a published price: Guesty Lite at its listed rate.
- Four to a few dozen listings, growing: get quotes from Guesty Pro and Hostaway, and compare against Hospitable's Professional tier once you can see its price.
- Other options: Lodgify, OwnerRez, Smoobu, Hostfully and Uplisting are other options (Airbnb lists Lodgify, OwnerRez and Uplisting as Preferred+ partners and Smoobu as a Preferred partner; we did not verify Hostfully's tier); our property management software roundup covers them.
Common mistakes
- Choosing on Zapier support. All three have limited Zapier surfaces; judge the in-platform automation.
- Assuming you can stack two PMSs on one Airbnb account. Reportedly one is allowed; confirm before you migrate.
- Skipping the cutover plan. Disconnect the old tool, connect the new one, then verify availability on every channel before you take bookings.
- Handing an AI agent write access on day one.
What still needs a person
Pricing strategy, handling complaints and refunds, quality control of cleaning, and approving anything that touches money. See the full automation guide for the split between automated and human work.

Frequently asked questions
›Which is cheapest for one listing?
Of the three, only Guesty publishes a clear entry price: its Lite plan starts at $9 per listing per month for 1–3 listings (Guesty pricing page, Oct 2026). Hospitable has a free Essentials tier with multi-channel sync, but the paid plan prices load interactively and we could not capture them. Hostaway uses quotes.
›Do any of them use iCal to sync Airbnb?
The Airbnb connection for all three is an API connection through Airbnb's software-partner programme, not iCal. iCal is typically a fallback for channels without a direct connection. See our guide to syncing Airbnb, Vrbo and Booking.com for how the two methods differ.
›Can I use Zapier or Make with them?
Yes, with limits. Zapier lists 4 triggers and 3 actions for Hospitable, 2 triggers and 2 actions plus a search for Hostaway, and a single trigger for Guesty. Make lists community-built apps for all three. Check the exact trigger you need before you commit.
›Can ChatGPT or Claude connect directly?
Hospitable documents an official MCP server that works with Claude and ChatGPT on paid plans. For Guesty and Hostaway we could not verify an equivalent official connector, though Zapier's MCP bridge can reach their published Zapier actions. Read the guide to ChatGPT and Claude as hosting agents before you grant write access.
›Can I run two of these at once on one Airbnb listing?
Third-party sources report that Airbnb allows only one property-management software connection per account, so you would pick one. We could not confirm this on an Airbnb-owned page, so check Airbnb's current rules before switching.

Can ChatGPT or Claude Run Your Airbnb? A Guide to AI Hosting Agents
No: ChatGPT and Claude can draft guest replies, write listing copy, analyse your numbers and, when connected through a PMS or Zapier, act on live bookings, but neither can sit inside your Airbnb inbox on its own, and neither should send guest messages or move money without a person approving. Airbnb has no public API for hosts, so any real agent works through an approved PMS connector. This guide sets out what is possible, what is risky and where purpose-built software fits.
