Can ChatGPT or Claude Run Your Airbnb? A Guide to AI Hosting Agents

No: ChatGPT and Claude can draft guest replies, write listing copy, analyse your numbers and, when connected through a PMS or Zapier, act on live bookings, but neither can sit inside your Airbnb inbox on its own, and neither should send guest messages or move money without a person approving. Airbnb has no public API for hosts, so any real agent works through an approved PMS connector. This guide sets out what is possible, what is risky and where purpose-built software fits.

Key takeaways

  • ChatGPT and Claude are strong drafting and analysis tools, but a chat window is not an always-on agent: someone or something has to feed it each guest message and send the result.
  • Airbnb has no public host API, so a real agent needs an approved PMS or Zapier connector. Hospitable documents an official MCP server that works with Claude and ChatGPT on paid plans.
  • Hospitable's own MCP guidance warns that messages sent through it reach guests immediately. Start read-only and keep a person approving outbound messages.
  • Consumer AI plans may use chats for training unless you opt out: Claude's consumer plans do by default, with a setting to turn it off. Do not paste door codes, ID photos or payment details.
  • Airbnb's terms prohibit bots, crawlers and scrapers, so do not use an agent that logs into and drives Airbnb on your behalf.

Quick recommendations

  • Best for drafting and analysis

    Claude

Projects, connectors and custom MCP connectors on paid plans; Pro lists at $20 a month ($17 billed annually).

  • Best general-purpose assistant

    ChatGPT

Widely used; paid plans add agent features. Check OpenAI's current pricing page.

  • Best way to connect AI to bookings

    Hospitable

Official MCP server lets Claude or ChatGPT read reservations and send messages on paid plans.

  • Best bridge to other apps

    Zapier

Zapier MCP is included in every plan; each tool call uses two tasks.

ChatGPT and Claude can do a lot of the thinking in running an Airbnb, but neither can run it. They can draft guest replies, write listing copy, summarise reviews and turn a spreadsheet of bookings into a plan. What they cannot do on their own is watch your inbox, because Airbnb has no public API for hosts, and a chat window only answers when someone sends it a message. Real "agent" behaviour needs a connector, such as a property management system's official AI interface or Zapier, and even then we would keep a person approving anything a guest sees.

This guide separates what is possible from what is wise, based on vendor documentation and Airbnb's published terms. We have not hands-on tested these assistants for hosting, so treat our recommendations as editorial judgment.

What they can do well today

These tasks need no connection to Airbnb at all, only text you paste in.

  • Drafting guest replies. Give the assistant your house rules, check-in details and tone, then paste the guest's question. You copy the reply into Airbnb.
  • Writing and improving listing copy. Titles, descriptions and house-manual text from your own facts.
  • Summarising reviews to spot recurring complaints.
  • Analysing exports. A booking or revenue CSV can be summarised, charted or checked for gaps. Verify the arithmetic.
  • Writing SOPs and checklists for cleaners, handymen and co-hosts.
  • Designing automations. Either assistant can help you plan a Zapier or Make workflow and write the filter logic.

Both products also offer features for keeping context. Claude's pricing page lists Projects on its plans, plus connectors and the ability to hand off and schedule tasks on Pro. Use a project or custom instructions to hold your house rules once rather than re-pasting them.

What they cannot do

  • Read or write your Airbnb inbox directly. Airbnb's API terms say access is for approved organisations under agreement, with strict security and privacy obligations. A host cannot simply generate a key.
  • Stay awake. A chat assistant does not poll your inbox. Something must trigger it.
  • Know what it was not told. If it lacks your parking rule, it may invent one. Language models can state wrong facts with confidence, so a wrong Wi-Fi password or check-in time is a realistic failure.
  • Take responsibility. Under Airbnb's terms the host stays responsible for listing accuracy and for compliance, whatever tool wrote the message.
  • Handle the physical world. Locks, cleaners and repairs still need a person or connected devices.

How a real agent gets access to your bookings

There are three routes, from least to most risky.

1. Copy and paste (no connection)

The lowest-risk option and a good first month. You stay in control; the cost is your time.

2. A PMS with an official AI connector

Hospitable documents an official MCP server. MCP (Model Context Protocol) is a standard way for an AI app to call tools in another product. Per Hospitable's help page, a connected agent can retrieve properties, reservations, calendars, transactions, tasks and alerts, send guest messages, update reservations and create tasks. It is available on Host, Professional, Mogul and legacy plans but not the free Essentials tier. Connecting in Claude requires a paid plan for custom connectors, and ChatGPT requires a paid plan too, with OAuth sign-in through Hospitable's own login page.

Two warnings from that page matter for this guide:

  • "Messages sent through MCP are delivered to guests immediately."
  • All connected agents can take actions, and a change by one agent applies directly to your account.

We could not verify an official MCP connector for Guesty or Hostaway. Hostaway markets an "AI CoHost" inside its own platform, and both offer Zapier routes (see our PMS comparison).

3. Zapier or Make as the hands

Zapier MCP connects an AI client such as Claude or ChatGPT to its app directory. Zapier says it is included on every plan and that each tool call consumes two tasks from your quota. Zapier's free plan has 100 tasks a month, so a chatty agent uses it up quickly. Make is the alternative for scenario-style flows where the AI is one step among many.

Whichever route you pick, ask what the agent can do that you cannot undo. Sending a message and issuing a refund are not reversible.

How to write instructions that keep a drafting assistant honest

Most bad drafts come from vague instructions, not from the model. Whether you use a Claude project, a ChatGPT custom setup or a prompt inside a Zapier step, a good instruction block has five parts:

  1. Role and tone. "You draft replies for a host. Be warm, brief and specific. Sign off with the host's first name."
  2. Facts you supply. Check-in and checkout times, parking, Wi-Fi network name (not the password if you can avoid it), quiet hours, appliance quirks and local tips. Anything absent from this block should not appear in a reply.
  3. A refusal rule. "If the answer is not in the facts above, say you will check and flag the message for the host. Never guess."
  4. Escalation categories. Refunds, date changes, damage, safety, discrimination complaints, anything legal, and any guest who sounds upset get a draft marked "needs host" and are never auto-sent.
  5. Output format. One short draft, plus a one-line note on which facts it relied on, so you can spot an invented detail quickly.

Test before you trust it

Build a small test set from your own past guest messages: ten routine questions, five edge cases and five complaints. Run them through the assistant with names removed and compare each draft with what you actually sent. Count how many you would send unchanged, how many need edits and how many are wrong. This is our suggested method, not a vendor benchmark, and it takes under an hour. Repeat it whenever you change the instruction block or the underlying model, because a model update can shift behaviour.

Questions to ask before connecting any AI tool to guest data

  • Which plan are we on, and does it train on our chats by default?
  • Can the connection be read-only, and can we scope it to specific properties?
  • Does a message sent by the agent go straight to the guest, as Hospitable's documentation says its MCP messages do?
  • Where are actions logged, and can we see who or what sent each message?
  • What happens to guest data if we cancel?
  • Who owns the connection, and is it tied to one person's login?

What MCP is, in plain terms

MCP is an open standard released by Anthropic in November 2024 for connecting AI assistants to external tools and data. A vendor that publishes an MCP server lets compatible assistants call a defined list of actions, such as "list reservations" or "send message". The standard does not decide what is safe: that depends on which actions the vendor exposes and which you enable. This is why Hospitable's warning that messages sent through MCP reach guests immediately matters more than the protocol itself.

Airbnb's rules for third-party and automated tools

  • No public API for hosts. Access runs through approved software partners, which Airbnb lists on its software-partners page.
  • Terms on automated access. Airbnb's terms say "Do not use bots, crawlers, scrapers, or other automated means to access or collect data or other content from or otherwise interact with the Airbnb Platform." A browser agent that logs in and clicks through Airbnb on your behalf is hard to square with that sentence. Airbnb has not, as far as we found, published guidance specific to AI agents, so this is our reading, not legal advice.
  • Airbnb's own AI. Airbnb already offers quick replies, scheduled messages and a suggested-quick-replies feature that uses AI to suggest one of your saved replies for common questions. Messages auto-translate to the guest's language. This is the safest first step and costs nothing extra.
  • Host responsibility for guest data. Airbnb's terms make hosts responsible for handling guests' personal data in line with applicable law and Airbnb's Host Privacy Standards.

Privacy and data caution

Guest messages and booking records are personal data. Before pasting them into any assistant:

  • Know which plan you are on. Anthropic's consumer terms update applies to Claude Free, Pro and Max: chats can be used for training unless you turn off "Help improve Claude", and the retention period is longer if you stay opted in (five years versus 30 days). Commercial services such as Team, Enterprise and the API are excluded. For ChatGPT, search results of OpenAI's page say the Business plan has no training on business data by default; we could not load OpenAI's consumer data-controls page, so check your own settings.
  • Never paste door codes, alarm codes, passport or ID images, payment card data or full guest addresses. Use placeholders.
  • Minimise. Send first names and the question, not the whole reservation.
  • Keep a record of which tools hold guest data in case a guest asks.

Neither price includes your PMS, your automation tool (Zapier from $19.99 a month billed annually, Oct 2026) or any extra task usage.

A safe way to build it, step by step

  1. Write your knowledge base. One page per property: Wi-Fi, parking, rules, check-in steps, local tips, common questions and what to escalate. Leave out secrets and keep codes out of the text you paste.
  2. Start with copy and paste for two weeks. Note which answers you edit.
  3. Use Airbnb's quick replies for the questions you answer weekly.
  4. Connect read-only through your PMS or Zapier. Let the agent read reservations, not write.
  5. Add draft-only automation: a new message triggers a drafted reply that lands in a note or chat to you. A person sends it.
  6. Add approvals for any write action, and keep the sensitive categories (refunds, extensions, complaints, damage claims, safety) permanently manual.
  7. Log everything. Keep a sheet of agent actions and review it weekly.
  8. Never give an agent your Airbnb login.

Where purpose-built tools fit

A general assistant is flexible, but you must design, host and monitor the flow. If you want continuous replies without building it, a dedicated messaging agent is the alternative. ReplyBoost is one option to consider: an AI guest messaging agent that replies in the host's voice around the clock using a per-property knowledge base, drafts sensitive replies such as refunds and complaints for host approval, and is set up by adding it as a co-host on Airbnb. It is listed at $47 per month per listing at the time of writing. Compare it with Hospitable's built-in assistants and Airbnb's own tools. For a wider comparison see AI guest messaging tools and Airbnb AI replies vs AI co-hosts.

Common mistakes

  • Treating a chat window as an agent. It only answers when prompted.
  • Auto-sending. One wrong check-in time can strand a guest at night.
  • Pasting secrets. Door codes belong in the PMS, not a prompt.
  • Trusting numbers. Recheck any calculation it does.
  • Using scraping or browser-driving tools on Airbnb.
  • Ignoring plan data terms. Consumer and business plans differ.

What still needs a person

Approving sensitive replies, deciding refunds and compensation, handling safety issues, judging a guest's tone and anything involving law, tax or insurance. See how to automate your Airbnb business for the full human and automated split.

Frequently asked questions

›Can ChatGPT reply to my Airbnb guests automatically?

Not by itself. ChatGPT cannot log into your Airbnb inbox, and Airbnb offers no public API for hosts. It can reply automatically only when connected through a PMS or automation tool that exposes a send-message action, and we recommend drafting for approval instead of auto-sending.

›Is it safe to paste guest messages into ChatGPT or Claude?

Guest messages contain personal data, and hosts are responsible for handling it lawfully under Airbnb's terms. Use business or team plans with no-training defaults where possible, strip names and codes, and read the provider's current data policy. Claude's consumer plans use chats for training unless you turn the setting off.

›Does Airbnb allow AI replies?

Airbnb has its own AI-assisted feature, suggested quick replies, which proposes one of your saved replies for common questions. Its terms do not name AI assistants, but they prohibit bots and automated means that interact with the platform, so use tools that connect through an approved partner.

›Which is better for hosting, ChatGPT or Claude?

We have not tested them head to head and will not claim a winner. Both can draft replies and analyse data. Choose by the connectors you need: Hospitable documents MCP setup for both, and Zapier's MCP bridge works with both.

›When should I use purpose-built software instead?

When you need replies around the clock, sensitive-message approvals and a knowledge base per property without building and maintaining your own flow. General assistants make sense for ad hoc work; dedicated guest messaging software suits continuous coverage.
