Best Airbnb Dynamic Pricing Tools: PriceLabs vs. Wheelhouse vs. Beyond

PriceLabs gives you the most settings to tune, Wheelhouse pairs strategy presets with market data, and Beyond charges only a percentage of bookings and is the simplest to run. Which is best depends on how many listings you have and how much control you want, not on a single winner. All three list prices and trials publicly, so you can test before committing.

Key takeaways

  • PriceLabs is the most configurable of the three and bills per listing; Wheelhouse offers either a per-listing or a percentage plan; Beyond bills only a percentage of bookings.
  • All three let you set a price floor. The floor is the single most important setting to get right.
  • Cost per listing is not the right comparison on its own: a percentage fee grows with your revenue, a flat fee does not.
  • We compared these tools from vendor documentation and pricing pages. We did not run them on live listings and do not quote revenue-lift figures.
  • If you only list on Airbnb and have one property, Airbnb's free Smart Pricing is a reasonable starting point before paying for a third-party tool.

Quick recommendations

  • Most control

    PriceLabs

Documented customizations for orphan days, last-minute discounts and day-of-week pricing, plus the longest integration list of the three.

  • Best for strategy presets plus market data

    Wheelhouse

Aggressive, Recommended and Conservative presets, Navigator market mapping and a free plan to test with.

  • Simplest to run

    Beyond

A percentage-of-bookings fee with no charge in a month without bookings, and a 30-day trial.

  • Free starting point

    Airbnb Smart Pricing

Built into Airbnb at no cost, with a minimum and maximum you set, but limited to Airbnb.

The three tools are close on the basics: each reads market demand, then pushes nightly rates to your calendar. They differ in how much you can tune, how you pay, and which systems they connect to. Based on each vendor's documentation, PriceLabs is the most configurable, Wheelhouse pairs strategy presets with market data, and Beyond is the simplest to run because it bills only a percentage of bookings. This is an editorial comparison built from official pricing pages and help-center articles as of October 2026. We have not run these tools on live listings, so we do not quote performance numbers.

PriceLabs

PriceLabs is built around three numbers you set: a minimum, a base and a maximum price. Per its help center, the base price is your average annual rate, and market factors and demand patterns are applied to it to produce a recommendation for each date. The minimum is a floor the recommendation will not go below, and the maximum is a ceiling. The help article notes that date-specific overrides can bypass these limits, and that if you leave min and max blank the system applies defaults. It also offers a "help me choose a base price" tool.

On top of that sits a set of customizations. According to PriceLabs' help center, these include last-minute discounts, orphan-day pricing for one- to two-night gaps, weekend pricing and occupancy-based adjustments, applied at the listing, group or account level. The defaults described there are a gradual last-minute discount and a 20% orphan-day discount, both of which you can change or switch off. If a date qualifies for more than one discount, only the largest applies.

Pricing

As of October 2026, PriceLabs' billing documentation lists Dynamic Pricing at $19.99 per listing per month in the US, UK, Canada, Europe, Australia, New Zealand and Israel, with a sliding discount from the second listing and a 30-day free trial. A 1% of bookings plan is available by contacting support. PriceLabs sells other products separately, such as a Listing Optimizer, which we cover in our guide to AI listing optimisation tools. Its main pricing page did not display prices when we fetched it, so confirm the current figure on the vendor's site.

Integrations

PriceLabs says it can connect directly to Airbnb, Vrbo and Houfy and to more than 100 property management systems and channel managers. For Airbnb it can send daily rates, minimum stays and check-in and check-out restrictions up to 540 days ahead. Its documentation recommends connecting to your PMS rather than to Airbnb directly if you use one, so data flows from PriceLabs to the PMS to the channels.

Pros and cons

  • Pros: the most documented controls of the three, a long integration list, a 30-day trial, volume discounts.
  • Cons: more settings to learn, and a flat fee that weighs more on a low-earning listing. Add-on products are billed separately.

Wheelhouse

Wheelhouse describes itself as a revenue platform for short- and mid-term rentals, with rule-based and data-driven pricing, a map-based tool called Navigator, and Dynamic Sets for grouping listings. It lists support for market data from Airbnb, Booking, Vrbo and Tripadvisor, and says it connects with more than 40 PMS and channel-manager systems.

For pricing, Wheelhouse's help material says you can choose a data-driven base price or set your own, apply a minimum and maximum, and pick among Aggressive, Recommended and Conservative strategy presets or build custom rules. The floor, per its documentation, means no booking is sold below that price. The vendor markets an average revenue uplift figure on its home page; it is a marketing claim and we do not repeat or rely on it.

Pricing

As of October 2026, Wheelhouse's pricing page lists Pro Flex at 1% of revenue with a $2.99 minimum monthly fee, billed when the reservation is made, with cancellations refunded. Pro Flat is $19.99 per listing per month, falling to $16.99 for 10 to 49 listings. Enterprise pricing is custom and aimed at 50 or more listings. Dynamic Sets is a separate add-on at $12.99 per set per month. A free plan exists with no credit card required to start.

Pros and cons

  • Pros: two billing options, strategy presets, market data inside the same product, a free plan for testing.
  • Cons: extra modules cost extra, and a stronger focus on analytics than some small hosts need.

Beyond

Beyond (formerly Beyond Pricing) charges a percentage of bookings rather than a subscription. According to its support site, Growth is 1% of monthly bookings and includes an algorithm that considers availability, seasonal pacing and low-demand events, dynamic overrides, last-minute discount automation and bulk actions. Pro is 1.25% and adds search-powered pricing, owner-reporting tools, advanced competitive analysis and personal API tokens. Performance is 2% and is aimed at large managers, adding strategy sessions and a custom booking website.

Beyond's trial page offers 30 days of Pro with a card required to activate, no fee in a month with no bookings, and no upfront charges. Its product page lists integrations including Booking.com, Vrbo, Guesty, Escapia, Hostfully and Lodgify, among others. Third-party write-ups describe a higher rate if you choose to pay at check-in rather than at booking; we have not confirmed that on Beyond's own pages, so check the billing settings before you start.

Pros and cons

  • Pros: nothing to pay in a month without bookings, simple structure, quick setup per the vendor.
  • Cons: a percentage fee scales with your revenue, and the useful extras sit in the higher tiers.

How the controls differ in practice

The headline differences are easy to list; the practical ones show up in the settings screens. These details come from vendor help articles as of October 2026.

PriceLabs layers its adjustments. Per its customization documentation, the default last-minute adjustment is a 30% discount applied gradually over the final 15 days, and the default orphan-day treatment is a 20% discount for gaps of one to two nights. You can define up to five orphan-gap ranges, with fixed prices or percentage discounts and premiums, and separate weekday and weekend treatment. Day-of-week adjustments accept values from -75% to 500%, although PriceLabs itself says this setting is generally not needed because day-of-week patterns are already in its recommendations. Custom seasonal prices let you set a different minimum, base and maximum for part of the year. Settings can sit at listing, group or account level, and a listing's own settings take priority over group and account settings. That hierarchy is powerful for a portfolio, and it is also an easy place to lose track of why a rate looks the way it does.

Wheelhouse organises the same ideas around strategy. Its help center has separate articles on the difference between base and minimum price, on the Aggressive, Recommended and Conservative strategies, on last-minute discounts, occupancy pacing, gap nights, orphan nights and minimum stay. We did not read each article in full, so confirm the exact behaviour of a setting before relying on it. The practical effect is that you can start from a preset and refine, rather than build rules from scratch.

Beyond puts the extras behind plan tiers. Last-minute discount automation and bulk actions are listed on Growth; search-powered pricing, owner reporting and API tokens begin on Pro. If you know you will want those, price the comparison on Pro (1.25%), not on the headline 1%.

Who should avoid each tool

Every tool in this comparison has a profile it suits poorly. These are our editorial reading of the documentation, not vendor statements.

  • PriceLabs is a weaker fit if you want to set it and forget it, because the depth that makes it flexible also means more decisions. It is also less comfortable for a single low-earning listing, where a flat monthly fee is a larger share of revenue.
  • Wheelhouse is a weaker fit if you want a single all-in price: the Dynamic Sets add-on and tier structure mean the bill can be harder to predict as you add features.
  • Beyond is a weaker fit for high-earning listings where a percentage fee grows faster than a flat fee would, and for hosts who want deep rule-writing without moving to a higher tier.
  • Airbnb Smart Pricing is a weaker fit if you list on Vrbo or Booking.com as well, or if you want weekend pricing, because Airbnb says weekend pricing requires switching Smart Pricing off.

Flat fee versus percentage: do the maths

A per-listing fee does not care how well a listing earns. A percentage fee does. For a listing that brings in $2,000 in monthly bookings, a 1% fee is $20, roughly the same as a $19.99 flat fee. Below that, the percentage plan is cheaper; above it, the flat plan is cheaper. Add your own seasonality: a beach home that earns most of its income in four months may favour a percentage plan, while a steady city apartment may favour a flat fee. Also check what the fee applies to: some vendors apply it to nightly rent only, others include cleaning and guest fees.

Illustrative cost examples

The arithmetic below uses the listed fees from this article and invented monthly revenue figures, purely to show how the models behave. It is not a forecast and not a claim about any host's income. It ignores trial periods, volume discounts, add-ons and tax.

Monthly bookings per listingPriceLabs ($19.99 flat)Wheelhouse 1% (min $2.99)Beyond Growth 1%Beyond Pro 1.25%
$100$19.99$2.99$1.00$1.25
$1,500$19.99$15.00$15.00$18.75
$3,000$19.99$30.00$30.00$37.50
$5,000$19.99$50.00$50.00$62.50

Two lessons. First, for a busy listing the flat fee is the cheaper model by a wide margin, so a percentage plan is a bet on lean months. Second, with five listings each earning $2,500 a month (an invented example), PriceLabs at the undiscounted list price comes to $99.95, while a 1% plan comes to $125 and Beyond Pro at 1.25% to $156.25. Neither figure says anything about which tool earns more; it only shows what the fee line looks like. The decision that matters is whether better rates or fewer vacant nights recover the fee, and that is a question for your own trial data.

Questions to ask before you buy

  1. Which exact property management system or channel manager do I use, and is the integration listed as direct or through a third party?
  2. Does the fee apply to nightly rent only, or also to cleaning and guest fees?
  3. If I cancel, when does billing stop? PriceLabs' Listing Optimizer billing article, for instance, is specific that access runs 30 days from the original start; ask whether the main product works similarly.
  4. What happens to my calendar rates the day the subscription ends: do prices stay as last written, or revert?
  5. Can I set a different floor per season and per date, and can I export my settings?
  6. Do date-specific overrides bypass my minimum? PriceLabs says they can.
  7. How are minimum stays and gap nights handled, and can I turn those off while I learn the tool?

A 30-day trial plan

All three vendors publish a way to try before paying, so a trial is the cheapest source of evidence you will get.

  1. Week 0: write down your current rates, occupancy and floor for the next 90 days. Decide your cost-based floor first; see our setup guide.
  2. Week 1: connect the tool in read-only or review mode where available, and compare its suggested rates with yours for the same dates before anything is published.
  3. Weeks 2 and 3: publish to one listing only. Keep a note of the cheapest booked nights and any unbooked weekends.
  4. Week 4: compare against the same period last year, if you have it, and against the listing you left alone. A single month is a weak sample, especially across a shoulder season, so treat the result as a prompt for questions rather than a verdict.

If you run two trials side by side, put them on different listings. Never give two tools write access to the same calendar.

Switching tools without double-pricing

If you decide to move, work in this order: pause the old tool's automatic updates, confirm the last rates it wrote are still on the calendar, connect the new tool, publish to a small set of future dates first, then widen the range. Cancel the old subscription only after the new rates have visibly arrived in each channel. Keep a screenshot or export of the old floors and customizations, so you can recreate the guardrails rather than trust new defaults.

Which should you pick?

  • One to three listings, one channel: try Airbnb's free Smart Pricing first, then consider Beyond or Wheelhouse Pro Flex if you want cross-channel pricing without a large fixed bill.
  • A handful of listings and a taste for tuning: PriceLabs gives you the most levers.
  • Ten or more listings with mixed property types: Wheelhouse's grouping and reporting or PriceLabs' group-level customizations are both worth a trial. Wheelhouse lists a lower per-listing price at 10 or more listings.
  • Prefer to pay only when you book: Beyond or Wheelhouse Pro Flex.

Smaller alternatives exist. DPGO lists a 0.5% of booked price plan and an $18 flat plan, both with a 30-day trial. Our broader roundup is in 7 best revenue management tools for hosts with 1 to 20 properties.

What still needs a human

No tool knows your costs or your calendar the way you do. You still need to set the floor, check that rates reached each channel, and add overrides for local events the system may not know about. Our step-by-step pricing setup guide walks through those choices and the common mistakes. Pricing is one part of a hands-off operation; see our full automation stack and Airbnb automation tool roundup.

Common mistakes

  • Setting the minimum price below your break-even cost per night.
  • Running two pricing sources on the same listing.
  • Never reviewing prices after the first week.
  • Forgetting that discounts set in Airbnb, such as weekly and monthly discounts, can interact with a third-party tool.
  • Choosing on headline price without checking which fees the percentage applies to.

Our read

If we had to choose without more information about your portfolio, we would shortlist PriceLabs for control and Beyond for simplicity, trial both with sensible price floors, and compare the rates they propose against your own history before letting either publish. That is editorial judgment, not a test result.

Frequently asked questions

›Which is best for one or two listings?

Beyond's percentage model and Wheelhouse's 1% plan with a $2.99 monthly minimum both avoid a large fixed fee on a small portfolio, while PriceLabs bills a flat amount per listing. Airbnb's free Smart Pricing is worth trying first if you only list on Airbnb. Run the maths on your own nightly rate before choosing.

›Is a percentage fee or a flat fee cheaper?

It depends on revenue per listing. At a given monthly revenue the two fees cross over; a listing earning more than roughly $2,000 a month pays more under a 1% plan than under a $19.99 flat fee. A listing earning less pays less under the percentage plan.

›Do these tools work with Airbnb directly?

PriceLabs documents an official Airbnb integration and can also connect through a property management system. Wheelhouse and Beyond connect through supported integrations. Check each vendor's integration list for your exact PMS before you sign up.

›Can dynamic pricing lower my revenue?

Yes, if the limits are set badly or the base price is wrong. A floor that is too low can let nights sell below your costs, and a ceiling that is too low can cap busy dates. Review the first few weeks of rates before trusting automation.

›Can I switch between tools?

Yes. Most tools write rates to your channel manager or Airbnb, so you can turn one off and start another, but run only one pricing source on a listing at a time to avoid conflicting updates.
