7 Best Airbnb Revenue Management Tools for Hosts With 1–20 Properties

For most hosts with 1 to 20 properties, the shortlist is PriceLabs, Wheelhouse, Beyond and DPGO as standalone tools, Airbnb Smart Pricing as the free option, and Guesty PriceOptimizer or Lodgify Dynamic Pricing if you already run those platforms. Choose by portfolio size, channels and whether you prefer a flat or percentage fee.

Key takeaways

  • Seven options, three kinds: standalone pricing tools, a free built-in Airbnb feature, and pricing built into a property management platform.
  • Fee models differ: per listing (PriceLabs, DPGO flat plan, Wheelhouse Pro Flat), percentage of bookings (Beyond, Wheelhouse Pro Flex, DPGO), or a platform-level percentage (Guesty, Lodgify).
  • Revenue management is more than rates: minimum stays, gap-filling, and watching your market all matter, and a person still sets the guardrails.
  • Prices and fees below are as of Oct 2026, from vendor pages or help centers where we could read them; flagged items need confirming.
  • We read documentation rather than testing these products, and we do not quote uplift percentages.

Quick recommendations

  • Most control

    PriceLabs

Min, base and max price plus orphan-day, last-minute and day-of-week customizations.

  • Best for presets plus market data

    Wheelhouse

Strategy presets and a free plan; 1% or flat per-listing billing.

  • Pay only when you book

    Beyond

Percentage of bookings with no charge in a month without bookings.

  • Lowest advertised percentage

    DPGO

Lists 0.5% of booked price, a flat $18 plan or $1 per booked night, each with a 30-day trial.

  • Free starting point

    Airbnb Smart Pricing

Built into Airbnb with a host-set minimum and maximum; Airbnb only.

  • Already on Guesty

    Guesty

PriceOptimizer is built into the platform and lists a 1% per-reservation fee.

If you manage between one and twenty properties, your shortlist is likely PriceLabs, Wheelhouse, Beyond or DPGO as standalone tools, Airbnb's free Smart Pricing if you list only on Airbnb, and the pricing built into Guesty or Lodgify if you already pay for those platforms. They differ mainly in how you pay and how much you can configure. This list is based on vendor documentation and help centers as of October 2026; we have not tested the products on live listings. For a head-to-head look at the three best-known standalone tools, see PriceLabs vs Wheelhouse vs Beyond.

What a revenue management tool should do

At minimum:

  • Update nightly rates automatically from demand signals.
  • Respect a floor and ceiling you set.
  • Handle minimum stays and gaps between bookings.
  • Sync to your channels, directly or through a PMS or channel manager.
  • Show how your listing compares with its market.

What it does not do: know your costs, understand a local event the data has not picked up, or fix a listing that has weak photos or a poor description.

The numbers revenue management is meant to move

Pricing tools are judged on a handful of standard measures. Knowing the definitions stops a vendor dashboard from steering you toward the wrong goal.

  • Occupancy: booked nights divided by available nights.
  • Average daily rate (ADR): room revenue divided by booked nights.
  • Revenue per available night (often called RevPAR in hotels): room revenue divided by available nights, which equals occupancy multiplied by ADR. It stops you from celebrating a high rate on a calendar that is half empty.
  • Net profit per available night: revenue minus cleaning, platform, software and other costs, divided by available nights. This is the measure that matters most, because a booking that earns less than it costs to turn over is not a win.

Illustrative arithmetic, with invented numbers: a listing booked 20 of 30 nights at an average of $150 earns $3,000, for occupancy of about 67%, ADR of $150 and revenue per available night of $100. If a tool lifts occupancy to 24 nights by lowering the average to $120, revenue is $2,880, which is lower, and you have also paid for four more turnovers. The example is not a prediction; it shows why occupancy on its own is a weak target. Our guide to building a performance dashboard shows how to track these measures.

1. PriceLabs: most control

PriceLabs sets a minimum, base and maximum price per listing and layers customizations on top: last-minute discounts, orphan-day pricing and weekend pricing, at listing, group or account level. It lists direct connections to Airbnb, Vrbo and Houfy and more than 100 PMS integrations. As of October 2026 its billing documentation lists $19.99 per listing per month with a sliding discount and a 30-day trial. Ideal portfolio: 1 to 20 and beyond. Watch for: more settings than a beginner needs; a flat fee that matters most on low-earning listings.

2. Wheelhouse: presets and market data

Wheelhouse offers Aggressive, Recommended and Conservative strategies plus custom rules, and layers in a map-based market tool and portfolio grouping. Its pricing page lists a 1% plan with a $2.99 monthly minimum, a $19.99 flat plan (lower from 10 listings), and a free plan to test the platform. Ideal portfolio: 1 to 50 and beyond. Watch for: add-ons priced separately.

3. Beyond: pay when you book

Beyond charges 1% (Growth), 1.25% (Pro) or 2% (Performance) of monthly bookings per its support site, with a 30-day free trial of Pro and no charge in a month with no bookings. Pro adds search-powered pricing, owner reporting and API tokens. Ideal portfolio: 1 to 20. Watch for: the percentage grows with revenue; check which charges (cleaning, guest fees) the percentage applies to.

4. DPGO: three billing models

DPGO's pricing page lists three models, each with a 30-day trial and no card: 0.5% of booked price, $18 per listing per month, or $1 per booked night. It says features include real-time market analysis and yield management. We could not verify its channel and PMS integrations, so confirm yours before signing up. Ideal portfolio: 1 to 20.

5. Airbnb Smart Pricing: free, Airbnb-only

Airbnb's own feature adjusts rates daily within a minimum and maximum you set. Airbnb's help page notes that weekly, monthly and trip-length discounts override it, weekend pricing requires turning it off, and early-bird discounts can push guest prices below your minimum. Ideal portfolio: 1 to 3 Airbnb-only listings. Watch for: no help with Vrbo or Booking.com.

6. Guesty PriceOptimizer: pricing inside the platform

Guesty is a property management platform with pricing built in. Guesty's help pages, as surfaced in search, describe a bundle at $9 per listing per month on annual billing plus 1% of reservation revenue billed monthly. Pages returned errors when we fetched them, so confirm current terms. Ideal portfolio: hosts who already use or plan to use Guesty. See our PMS comparison for the platform side.

7. Lodgify Dynamic Pricing: simple, bundled

Lodgify lists dynamic pricing for its Professional and Ultimate plans with a 0.8% fee on eligible bookings, per its pricing material surfaced in search. Its help center notes that Dynamic Pricing cannot be used with external rates such as PriceLabs on the same rental. Some third-party sources say the feature is powered by Beyond; we could not confirm that on Lodgify's own pages. Ideal portfolio: small Lodgify users who want basics without another subscription.

Not in the seven

Some platforms sell their own pricing add-ons or support third-party ones, including Hostaway, Smoobu and Uplisting. We have not verified their pricing here. If you use one of those systems, check which pricing tools it integrates with, and compare options in our property management software roundup. Market-research products such as AirDNA are covered in AirDNA vs Mashvisor.

Levers beyond the nightly rate

Rates are the most visible control, but the documentation across these tools points to several others.

  • Minimum stay: longer minimums protect against costly one-night turnovers; shorter ones fill gaps. PriceLabs sends minimum stays and check-in and check-out restrictions to Airbnb as well as rates, according to its Airbnb integration documentation.
  • Orphan-day and gap pricing: PriceLabs documents a default 20% discount for one- to two-night gaps, with up to five gap ranges you can customise, and Wheelhouse has help articles on orphan nights and gap nights.
  • Last-minute and far-out pricing: PriceLabs' default last-minute adjustment is a 30% discount phased in over the final 15 days, and it also lets you set a minimum price for far-out dates.
  • Occupancy pacing: Wheelhouse lists occupancy pacing among its help topics, meaning prices respond to how full the calendar is for a future date.
  • Discount rules in Airbnb: weekly, monthly and trip-length discounts sit on top of, or override, whatever your tool writes.

Check which of these your chosen tool controls and which you still manage by hand.

How to choose

  1. One to three Airbnb-only listings: try Smart Pricing, then a trial of a standalone tool.
  2. Several channels, you want control: PriceLabs.
  3. Several channels, you want presets and market views: Wheelhouse.
  4. You prefer paying per booking: Beyond, Wheelhouse Pro Flex or DPGO.
  5. You already run Guesty or Lodgify: price the built-in option first.

Compare on total cost over a year of your own bookings, not on the headline rate.

Choosing by portfolio size

This is our editorial framework, built from the pricing models above.

One listing. Try Airbnb's free Smart Pricing if you are Airbnb-only. Move to a paid tool when you add a channel, need a minimum-stay or discount control Smart Pricing does not offer, or want market data. At this size, percentage plans and entry tiers avoid a large fixed cost, and each vendor's trial lets you test without commitment.

Two to five listings. Fees of $19.99 per listing and 1% of bookings come out similar for listings around $2,000 a month (illustrative), so choose on controls and integrations rather than cost. A host with a mix of a high-earning and a quiet listing may prefer a percentage plan for the quiet one.

Six to twenty listings. Volume pricing and grouping begin to matter. Wheelhouse lists a lower flat price at 10 to 49 listings, PriceLabs describes a sliding discount from the second listing, and both let you apply settings across groups. This is also the point at which a PMS with built-in pricing can reduce the number of systems you maintain. Check our PMS comparison before adding a separate pricing subscription.

More than twenty. This article's scope ends at twenty; above that, vendors point toward custom tiers (Wheelhouse Enterprise, Beyond Performance) and you should negotiate and ask for references.

Integration checklist

Before paying anyone, confirm each of these with the vendor, in writing if possible.

  1. Your exact PMS or channel manager is on the supported list, and the connection type (direct, via API, via a partner) is stated.
  2. The tool sends rates, minimum stays and restrictions, not just rates.
  3. You know how far ahead it writes. PriceLabs says it can send Airbnb rates up to 540 days ahead.
  4. You know how conflicts are handled when your PMS also holds pricing rules. Lodgify's help center, for instance, says its Dynamic Pricing cannot be used with external rates like PriceLabs on the same rental.
  5. You know how bookings and cancellations flow back so the fee is calculated correctly.

A two-tool trial design

The "Our read" suggestion to trial two tools side by side only works if you keep the comparison fair.

  1. Pick two listings that are as similar as you can make them: same area, same bedroom count, similar reviews and photos. If your listings differ a lot, accept that the result will be rough.
  2. Set the same cost-based floor logic and the same type of ceiling on both.
  3. Give each a separate tool, and do not let either touch the other listing.
  4. Switch off customizations you cannot explain, so differences come from the engine rather than from your settings.
  5. Run for at least a full booking cycle for your market, which for many hosts is more than one month.
  6. Compare net profit per available night, not only occupancy or average rate.
  7. Decide in advance what result would make you switch, so the outcome does not become a story you write afterwards.

Two listings will never be identical, so treat any difference as a hypothesis. Vendors that offer a trial of 30 days (PriceLabs, Beyond, DPGO) may not give you enough time for a long lead-time market; ask whether the trial can be extended.

Questions to ask a vendor

  • Which exact fees does your percentage apply to?
  • What does the invoice look like in a month with a refund or cancellation?
  • What is the notice period to cancel, and what happens to my calendar rates afterwards?
  • Which settings can I control per listing, per group and per season?
  • Can I export my settings and data?
  • Who answers support, and in what time zone and hours?

Revenue beyond rates

Pricing is one lever. Listing photos, titles and amenities affect whether a guest clicks at the price you set; see our listing optimisation tools guide.

If photos are the weak link, BNB Boost Airbnb photo enhancement is a service built for short-term rentals; it offers a free first-photo trial. It makes no guarantee of more bookings.

Ancillary revenue is another lever; see how to automate Airbnb upsells.

What still needs a human

  • Setting the price floor from your costs; our setup guide shows how.
  • Running only one pricing source per listing.
  • Reviewing the first month of rates.
  • Adjusting for local events.

Common mistakes

  • Choosing on headline price alone.
  • Ignoring the fee base (nightly rent only, or fees included).
  • Buying a standalone tool while your PMS already includes one.
  • Letting two tools control the same calendar.

Our read

For most hosts with 1 to 20 properties, we would trial PriceLabs and one percentage-based tool side by side on different listings, if your portfolio allows, with the same floors, then keep what you can explain. That is editorial judgment, not a measured result.

Frequently asked questions

›What is revenue management for a short-term rental?

It is setting prices, minimum stays and availability to earn the most from a calendar, not just filling it. In practice it means adjusting nightly rates to demand, handling gaps between bookings and tracking how the listing performs against its market.

›Do I need a tool if I only have one listing?

Not always. Airbnb's free Smart Pricing is a reasonable first step for a single Airbnb listing. A paid tool makes more sense when you list on several channels or want more control over minimum stays and discounts.

›Is a percentage fee or a flat fee better?

A percentage fee tracks your revenue, so it costs less on a quiet listing and more on a busy one. A flat fee costs the same regardless. For a $2,000 month, a 1% fee is roughly $20, close to a $19.99 flat fee.

›Can these tools lower my income?

Yes, if the floor or base price is wrong or two systems write to the same calendar. Set limits from your costs and review rates for the first month.

›Which works with my property management system?

PriceLabs lists 100+ PMS integrations, Wheelhouse says 40+, and Beyond lists several. Check each vendor's integration list for your exact PMS before you start a trial.

Best Airbnb Dynamic Pricing Tools: PriceLabs vs. Wheelhouse vs. Beyond

PriceLabs gives you the most settings to tune, Wheelhouse pairs strategy presets with market data, and Beyond charges only a percentage of bookings and is the simplest to run. Which is best depends on how many listings you have and how much control you want, not on a single winner. All three list prices and trials publicly, so you can test before committing.
