How to Automate Airbnb Upsells: Early Check-In, Late Checkout & Guest Extras

Automating upsells means offering early check-in, late checkout and extras at set moments, checking availability, collecting payment and updating your schedule without manual work. The hard part is Airbnb's payment rules: optional add-ons must be disclosed in the listing and collected through Airbnb's Resolution Center, so check how your tool handles Airbnb reservations before you switch it on.

Key takeaways

  • Early check-in and late checkout are the simplest upsells because they cost nothing but a cleaning schedule that allows them.
  • Airbnb says hosts may charge for optional add-ons only if they are clearly stated in the listing description before booking and collected using the Resolution Center.
  • Tools differ on where payment is collected and which channels they cover. Hospitable's launch page said direct bookings only; its help center describes a broader guest portal. Confirm for your setup.
  • Fees differ: ChargeAutomation takes 3% to 10% of upsell revenue depending on tier, and a third-party listing says Enso Connect charges the guest 5%. Verify both.
  • A person still fulfils the extras and decides whether to approve a request.

Quick recommendations

  • Works across several PMSs

    ChargeAutomation

Upsell module with availability checks and holds; integrates with Cloudbeds, Guesty and Hostaway per the vendor.

  • Built into your PMS

    Hospitable

Early check-in and late check-out upsells that update times, messages and smart-lock access once paid.

  • Also in the PMS

    Hostaway

Guest-portal upsells with flat or percentage pricing, per Hostaway.

  • Bundled guest experience

    Enso Connect

Upsells combined with check-in, verification and guidebooks; quote-based pricing.

You can automate most of an upsell: the offer, the availability check, the payment, and the update to your schedule and lock codes. What you cannot skip is the rulebook. Airbnb's help center says hosts may charge for optional upgrades only if they are clearly stated in the listing description before booking and collected using the Resolution Center, and that hosts may not collect extra fees outside Airbnb unless expressly authorized. So the first step is checking how any tool takes payment on an Airbnb reservation. This guide uses vendor documentation as of October 2026. We have not tested these products on live listings.

The rules first

Airbnb's article on fees and payments states:

  • Hosts "may not collect any additional fees or charges outside the Airbnb platform unless expressly authorized by Airbnb."
  • Optional add-ons are allowed if "clearly stated in the listing description prior to booking and collected using the Resolution Center."
  • Hotels have narrower exceptions that do not apply to ordinary home hosts.

Trade coverage of the May 2025 policy update describes penalties up to suspension or removal for violations. We have not independently verified the enforcement details, so read the current policy yourself.

What this means in practice:

  1. Mention optional extras in your listing description before guests book.
  2. Find out where your tool collects payment. If it takes a card on its own portal for an Airbnb reservation, that is the point to ask the vendor, or Airbnb support, how that fits the policy.
  3. Direct bookings are different. On your own website, you control payment.

None of the vendors we read states that it makes your Airbnb upsells compliant on its own. Treat compliance as your responsibility.

Which upsells are worth automating

Guesty's guide lists seven ideas: early check-in and late checkout, mid-stay cleaning, pre-arrival grocery stocking, pet packages, rental gear, celebration bundles and local experiences. It calls early check-in and late checkout the highest return with no hard costs. That is the vendor's view, but the logic is straightforward: these two depend on your calendar, not on inventory.

How the tools work

Your property management system

Hospitable. Hospitable says early check-in and late check-out upsells are available by default and managed in its guest-experience settings. Per its help center, guests can move check-in up to four hours earlier or check-out up to four hours later on the same day. Once payment is confirmed, the system updates reservation times, reschedules messages and adjusts smart-lock access. An optional setting requires host approval within 72 hours. Limits: no extra nights, and early check-in is not available when the previous guest checks out the same day. Offers appear in the booking flow (if enabled), the guest portal within a purchase window, or via a shortcode in a messaging rule. Hospitable's launch page said upsells were for direct bookings; a guest-portal page surfaced in search says its upsells work across channels including Airbnb. Confirm which applies to you and how payment is collected.

Hostaway. Hostaway describes guest-portal upsells for early check-in, late checkout, pet fees, mid-stay cleaning, tickets and pre-ordered items. Payment is collected from the portal and can be a flat fee or percentage of the reservation, according to trade coverage of its launch. Its own blog notes that tools in its marketplace can detect in-stay opportunities such as late checkouts. Pricing and plan requirements were not stated on the pages we read.

Guesty. Guesty positions its guest portal and task automation for upsells, and its blog mentions an "upsell closer" agent that offers upsells at the right moment. We did not find pricing or channel details in what we read.

For a comparison of those platforms see Hospitable vs Guesty vs Hostaway.

Hospitable settings in detail

Hospitable's help center gives a concrete picture of what a well-built early check-in setup looks like, which is useful even if you use a different tool. The path is Guest Experience, then Upsells. You choose timing options from one to four hours earlier or later than your standard times, set a separate price for each option, and pick a currency that matches your property and payout currencies. Further settings control when a guest may buy: anytime, a set number of hours or days before check-in or check-out. A "block day before or after" option automatically holds the neighbouring slot once an extra is purchased. A "requires approval" option gives you 72 hours to accept or decline before the guest is charged. A separate "can be purchased while booking" option is documented for direct bookings only and cannot be switched on together with approval. The help article does not say which payment processor is used or what fees apply, so ask Hospitable before you price anything.

The design lessons transfer to any tool: tie each offer to a defined time window, never offer it on a same-day turnover, and decide whether you want to approve requests or let the system do it.

Add-on tools

ChargeAutomation offers room upgrades, early check-in, late checkout and custom add-ons, shown in booking confirmations, the check-in flow and a guest portal. It supports flat, per-night, per-pet and per-item pricing; time-slot selection; availability checks that place temporary payment holds, charged on approval; stock rules; and automated vendor payouts. It says it integrates with Cloudbeds, Guesty and Hostaway, and claims 50 or more PMS platforms.

As of October 2026, its pricing page lists a free Basic tier (1% + $0.25 payment processing), Essentials ($5 per property plus a $49 platform fee monthly) and Professional ($8 per property plus $149 monthly). The platform takes 10%, 7% and 3% of upsell revenue on Basic, Essentials and Professional respectively. The vendor claims "up to $160" per booking at typical 15% to 20% conversion; that is a marketing claim.

Enso Connect bundles upsells with online check-in, guest verification, guidebooks and smart-lock connectivity. A third-party listing says it charges a 5% fee to the guest on upsells and services, and pricing varies by location and listing count. The vendor's own pages were not verified; confirm everything with Enso.

Pricing an upsell without guessing

You do not need a vendor benchmark to price an extra. Start from your cost and your risk.

  1. Cost. For late checkout, list what the delay actually costs: a cleaner starting later, possibly a second visit, a missed same-day arrival. For a pet package, list supplies and extra cleaning time.
  2. Fees. Subtract processing and platform charges from the price. ChargeAutomation, for example, lists a 10%, 7% or 3% share of upsell revenue on its three tiers plus payment processing on top. Whichever tool you use, calculate your take-home, not the headline price.
  3. Risk. If an extra can lead to a complaint or refund (a late checkout that runs over), price in a margin for that.

Illustrative arithmetic with invented numbers: suppose a late checkout is priced at $40, the vendor takes 7% ($2.80), payment processing costs $1.50 and you pay your cleaner an extra $15 for the changed visit. You keep $20.70. If the same extra were priced at $25, you would keep about $6.75 after the same costs. The margin is the price, minus the percentage fees, minus a fixed cost, so small prices are eaten quickly by fixed costs. Do the calculation for your own numbers before you list a price.

Guest experience and timing

Hostaway's own blog says guests are most receptive in the pre-arrival phase and notes that accommodation accounts for only about 30% of a guest's vacation budget; both are the vendor's assertions, not independent findings. It also says users earned an average of $4,400 in additional revenue through upselling in 2023, a vendor-reported figure we do not rely on. What is safe to take from the material is the advice: be transparent about costs, tailor offers to each property and use the guest portal and automated messages rather than ad-hoc requests.

Practical timing, as our editorial suggestion:

  • At booking confirmation: mention that early check-in and late checkout may be available, and where to request them. Do not promise.
  • About a week before arrival: send the offer with a clear price, because you will know by then whether neighbouring dates are free.
  • A day or two before arrival: a reminder to those who have not responded, if your messaging rules allow it.
  • During the stay: offers such as mid-stay cleaning belong near the stay's midpoint.

Avoid sending several offers in one message. One clear extra converts the conversation better than a menu, and a long list is more likely to feel like a sales pitch.

Step-by-step setup

  1. Decide the offers. Start with early check-in and late checkout. Write what each includes and the times.
  2. Price them. A flat fee per hour or block is the simplest. Check what you pay your cleaner to move a turnover.
  3. Add them to your listing description (for Airbnb reservations), as Airbnb's rule requires.
  4. Enable the upsell in your tool, with time windows and the approval setting. If you want to approve each request yourself, turn on approval.
  5. Set the guardrails. Block early check-in on same-day turnovers, as Hospitable does by default, and keep the rule in any other tool.
  6. Automate the offer. Add a message to your pre-arrival sequence or portal. See how to automate Airbnb check-in for timing the flow.
  7. Connect the schedule. Make sure a paid late checkout moves the cleaner and updates the smart lock; see how to notify your cleaner after every checkout.
  8. Test with a dummy reservation or direct booking before live guests.
  9. Review monthly: purchases, refunds, complaints.

Choosing a route by portfolio

  • One or two listings, mostly Airbnb: do early check-in and late checkout by hand, with a saved reply and a listing-description mention. The time to build a system is not worth it until requests arrive often.
  • Three to ten listings with a PMS that includes upsells: switch on the built-in feature first; it already knows your reservations, check-out times and lock codes.
  • A PMS without upsells, or a need for more offer types: consider an add-on such as ChargeAutomation, then compare its tier fees against the extra revenue you expect.
  • Direct bookings: you have the most freedom, because payment can sit in your own checkout. Our guide to turning guests into repeat direct bookings covers that channel.

Questions to ask a vendor

  1. For Airbnb reservations, how is the guest charged, and does the payment go through Airbnb's Resolution Center? What do you say about Airbnb's rules in writing?
  2. What does the guest pay in fees, and what do I pay?
  3. Can the tool check my calendar and block same-day turnovers?
  4. If a guest buys late checkout, does it update the cleaner's schedule and the smart-lock end time?
  5. How are refunds handled, and who bears the processing fee?
  6. Does the guest need to install an app or create an account?
  7. Which channels does it support, and what is the evidence (documentation, not a sales page)?

A risk checklist before launch

  • Every optional extra I plan to sell is described in the listing before booking.
  • I have confirmed in writing, from the vendor or Airbnb, how payment on an Airbnb reservation is collected.
  • Early check-in is blocked when the previous guest leaves the same day.
  • The cleaner's calendar and the smart-lock access update automatically after a purchase, or a person checks them.
  • Refund and no-fulfilment cases have a written rule.
  • The whole flow has been run end to end with a dummy reservation or a direct booking.
  • Prices cover costs after every fee.

What still needs a human

  • Fulfilling extras: stocking, pet kits, extra cleans.
  • Approving or declining edge cases.
  • Handling refunds and guest complaints.
  • Staying current with Airbnb's rules.

Common mistakes

  • Not mentioning optional extras in the listing description.
  • Letting early check-in overlap with a previous guest's checkout.
  • Pricing an upsell below the extra cleaning or labour cost.
  • Forgetting that fees reduce your margin: processing fees, platform fees and vendor commissions.
  • Copying revenue claims from vendor sites into your planning.
  • Offering too many extras at once.

Our read

Start with early check-in and late checkout inside the PMS you already use, collect payment in a way you have confirmed against Airbnb's rules, and add a dedicated tool only when you need more offer types than your PMS provides. That is editorial judgment from documentation, not a test result.

Frequently asked questions

›Can I charge for early check-in on Airbnb?

Airbnb's help center says hosts may charge for optional upgrades only if they are clearly stated in the listing description before booking and collected through the Resolution Center. It also says hosts may not collect additional fees outside Airbnb unless authorized. Read the current rule and check how your tool collects payment.

›What happens if I collect payment outside Airbnb?

Airbnb's help article says it cannot assist with off-site or cash payment disputes. News coverage of the May 2025 policy update also describes penalties up to account removal. Treat this as a real risk and check the current policy.

›Which upsells are easiest to automate?

Early check-in and late checkout, because they depend only on your calendar and cleaning schedule. Hospitable's documentation lists up to four hours earlier or later on the same day, subject to no conflicting same-day reservation.

›How much extra revenue should I expect?

We cannot give a reliable figure. Vendors publish numbers such as 'up to $160 per booking' or '$250 per stay' that are marketing claims or averages from their own customers. Your results depend on your property, guests and pricing.

›Do guests need an app?

Not necessarily. ChargeAutomation says no guest app is required, and Hospitable describes a guest portal that guests open from a link. Check what each tool needs from the guest.
