7 Best Direct Booking Website Builders for Airbnb Hosts in 2026

For most hosts, a vacation-rental platform that bundles a website, booking engine and channel manager (Lodgify, Hospitable, Smoobu, Hostaway, OwnerRez, Uplisting) beats a general site builder, because calendars and payments stay in sync with Airbnb. Wix, Squarespace and WordPress can look better but need a booking add-on to handle multi-night stays.

Key takeaways

  • A direct booking site only works if its calendar stays in sync with Airbnb, Vrbo and Booking.com, so platforms that include a channel manager are the safer default than a general site builder.
  • Fees differ in kind: flat subscriptions (Lodgify, Smoobu Prepaid), per-booking percentages (Hospitable, Uplisting pay-as-you-go, Hostaway) or add-ons (OwnerRez). Work out the cost at your own booking volume.
  • Wix and Squarespace give design freedom but do not handle multi-night stays natively. You need an add-on app or integration, and that add-on becomes the real product.
  • Airbnb's rules limit how you can steer Airbnb guests to a direct site. A website is still worth building for Google, social, referrals and repeat guests who find you on their own.
  • Prices and fee schedules here are as of Oct 2026 and several vendors do not publish every figure, so confirm on the vendor's site before you commit.

    OwnerRez

  • Best for design control

    Wix

Full visual editor plus a free booking app aimed at short-term rentals, with the caveat that the app is a third-party product.

For most Airbnb hosts, the best direct booking website is not a general site builder at all. It is a vacation-rental platform that bundles a website, a booking engine and a channel manager, because a direct site is only useful if its calendar updates the moment an Airbnb or Vrbo guest books. On that basis our read, from vendor documentation and pricing pages checked in October 2026, is that Lodgify is the safest starting point for small portfolios, Hospitable suits hosts already automating Airbnb, and Smoobu is the lowest-cost flat-fee option. Wix, Squarespace and WordPress earn a place only when design control matters more than convenience.

We have not hands-on tested these products. Everything below comes from official pricing pages, help centers and the Wix App Market listing, with the date next to each price. Where a vendor's figures conflict or could not be fetched, we say so and list it in the verification notes at the end.

What a direct booking website has to do

A direct booking site is a page where a guest picks dates, sees a price including taxes and fees, pays, and receives a confirmation, without going through a marketplace. To work well for an Airbnb host it must do five things:

  1. Share a calendar. Booking a night on your site must block it on Airbnb, Vrbo and Booking.com, and the reverse. Without this you get double bookings. See how to sync Airbnb, Vrbo and Booking.com calendars.
  2. Price correctly. It needs nightly rates, minimum stays, cleaning fees, extra-guest fees, taxes and deposits.
  3. Take payment. Usually through Stripe or PayPal, with payment processing fees charged by the processor in addition to anything the software vendor takes.
  4. Send confirmations and messages. Guest details have to flow into your messaging, check-in and cleaning workflows. See how to automate your Airbnb business.
  5. Be found. At minimum a clean, fast, mobile-friendly site. Some platforms also feed Google Vacation Rentals, which Hostaway and others describe as a commission-free way to show up in Google Search and Maps via a connected platform.

A note on Airbnb's rules

Airbnb's Off-Platform Policy says hosts should not ask or encourage users to move current, future or repeat bookings off Airbnb, bans external links in listings and messages, and bars using guest information for marketing communications. Building a direct site is not against the rules. Steering Airbnb guests to it can be. We cover what is and is not allowed in our guide to turning guests into repeat direct bookings. This is a policy summary, not legal advice.

The 7 best direct booking website builders

1. Lodgify: best overall for 1-10 listings

Lodgify's own comparison page lists four plans in 2026: Basic from $14 a month, then Starter at $26, Professional at $42 and Ultimate at $62, billed annually, with pricing that scales with the number of rentals. The no-code website builder arrives with Starter, Professional adds automated messages and a Google Vacation Rentals listing, and Dynamic Pricing is included from Professional. Lodgify says direct bookings on its plans are commission-free.

Strengths: website, booking engine and channel manager in one login; free onboarding session on paid plans; Google Vacation Rentals on Professional. Limitations: pricing scales with rentals and varies by billing term, so the quoted headline price grows; one third-party source reports a 1.9% booking fee on lower plans, which conflicts with Lodgify's own wording (check before buying); design is template-based.

Ideal portfolio: 1 to about 10 listings that want a site without hiring a developer.

2. Hospitable: best if Airbnb automation is the priority

Hospitable's direct booking website with chargeback and damage protection sits on the Professional plan and above. Per Hospitable's help center, Professional costs $59 a month including two active properties and $15 for each additional property (as of Oct 2026). Direct bookings carry a commission: 1% on the Basic tier, or 4% plus a 3% processing fee on Premium, which adds installment payments, damage protection of up to $5M, chargeback protection and guest vetting, per the pricing page.

Strengths: the same platform already runs your Airbnb messaging, calendar sync and automations; protection features are notable for a direct site. Limitations: per-booking percentages add up as direct volume grows; the website is a feature of a higher tier rather than the core product.

Ideal portfolio: 1 to 30 listings where Airbnb is the main channel and automation matters most. See Hospitable vs Guesty vs Hostaway.

3. Smoobu: best low-cost flat fee

Smoobu lists a Professional Flex plan from EUR 29 a month with a 0.9% booking fee, a Professional Prepaid plan at EUR 31.50 a month billed annually (EUR 35 monthly) with a 0% booking fee, and Teams Pro+ at EUR 49.50 annually. All plans include the channel manager, property management system, website builder, booking system with Stripe or PayPal, and a guest guide. Extra units start at EUR 9.60 a month and there is a 14-day trial (as of Oct 2026).

Strengths: a low flat price with a 0% booking fee on Prepaid; euro-based billing suits European hosts. Limitations: priced in euros (US prices appear as conversions); the website builder is simpler than design-first tools.

Ideal portfolio: 1 to 20 units.

4. Hostaway: best for growing managers

Hostaway's Booking Website (basic) is included with a subscription and offers a single layout with basic customisation. Booking Website Pro is a $49 a month add-on with a full editor, templates, SEO tools and a marketing suite, according to Hostaway's feature page. The page lists a 0.5% reservation fee and a 1.8% guest-facing processing fee (US only). A support article describes a 1.8% booking engine fee for US listings using Stripe, so the exact fee structure needs confirming with Hostaway. Hostaway's base subscription price was not published on the page we reached.

Strengths: deep PMS, large integration set, a real website editor on the Pro add-on. Limitations: opaque base pricing; layered fees; probably more than a one- or two-listing host needs.

Ideal portfolio: 5 or more listings, or a host expecting to grow into a management business.

5. OwnerRez: best for WordPress and control

OwnerRez uses per-property pricing with a sliding scale and, on the pricing page we fetched, a base starting at $88 a month for one property. It lists "Hosted Websites" and a "WordPress Plugin + Integrated Websites" as optional paid features, alongside QuickBooks integration, SMS and property management. Third-party aggregators put these add-ons at about $15 and $10 a month, but we could not confirm those from OwnerRez itself. There is a 14-day free trial, no contracts and no booking fees (per the page).

Strengths: no booking fees; WordPress plugin lets you keep your own site and design; unlimited staff logins. Limitations: the base price is higher than rivals for a single listing; WordPress means you maintain hosting, security and updates.

Ideal portfolio: 1 to 50 listings where the host or a developer wants a custom site.

6. Uplisting: best pay-as-you-go

Uplisting prices an Independent Host (up to four properties) at GBP 40 a month flat, or GBP 0 a month plus 3% booking commission, and lets you switch between models. Every plan includes a basic direct booking site; "Plus" is an add-on at GBP 30 a month and a "Pro" version is listed as coming soon. Add-ons include ID verification at GBP 1.25 per verification. There is a 14-day trial with no card (as of Oct 2026).

Strengths: low commitment; can pay only when you earn; direct site on every plan. Limitations: the 3% commission becomes expensive on high-revenue properties; basic site is basic.

Ideal portfolio: 1 to 4 listings starting out, or seasonal rentals.

7. Wix with a booking app: best for design control

Wix lists plans from a free tier to Light at $17.77 a month, Core at $29.77 and Business at $39.77 (yearly pricing, as of Oct 2026), with a 14-day money-back guarantee on first premium upgrades. Wix itself does not run nightly stays, so you add an app. One listed option on the Wix App Market is the "STR & Airbnb Booking Manager" by Futurestay: free to use, with a direct booking engine, calendar sync with Airbnb, Vrbo and Booking.com, and Google Vacation Rentals integration. Its listing shows a 3.9 out of 5 rating from 69 reviews and says it currently supports the United States, with recent expansion to Mexico and the Caribbean.

Strengths: a full visual editor and brand control; low entry cost; a free STR app. Limitations: the booking logic comes from a third-party app, so Wix support will not cover it; a mixed rating; you assemble messaging and automation separately.

Ideal portfolio: 1 to 5 listings with a strong brand, or a host who already knows Wix.

What about Squarespace and WordPress?

Squarespace lists Basic at $19 a month (annual) or $25 monthly, and Core at $29 annual or $39 monthly (as of Oct 2026). ::tool[squarespace] It is excellent for a showcase site, but a third-party summary says its native Scheduling is built for appointments, not stays longer than 24 hours, so for nightly bookings you embed a vacation-rental platform's widget (Lodgify, for example, publishes a Squarespace integration page). In practice you pay for the platform and the builder.

WordPress is flexible and cheap to start. ::tool[motopress-hotel-booking] MotoPress Hotel Booking has a free Lite version (unlimited properties, availability search, PayPal, bank transfer and pay-on-arrival) with 10,000+ active installs. Automatic iCal sync with Airbnb and Booking.com, Stripe and other gateways require the paid Pro version, whose price we could not confirm. You also own hosting, backups and security, and the plugin's WordPress.org rating is mixed (3.7 out of 5 from 65 reviews).

Photos matter more than the template

Whichever builder you choose, the hero image and gallery do most of the conversion work on a direct site, and guests see the same photos you use on Airbnb. If your pictures are dim or cluttered, no template will fix it. BNB Boost Airbnb photo enhancement is photo enhancement built for short-term rentals: it improves light quality and window detail and tidies clutter while keeping furniture and layout unchanged, with a free first-photo trial and a 30-day money-back guarantee.

How to choose

  • One to three listings, minimal tech: Lodgify or Uplisting.
  • Airbnb-heavy with automation: Hospitable.
  • Lowest fixed cost: Smoobu Prepaid.
  • Custom site and brand: OwnerRez with WordPress, or Wix with an app.
  • Growing into a management company: Hostaway.

Before you decide, run the numbers. A host with 100 direct nights a year at $200 a night grosses $20,000; a 3% commission is $600, a 1% fee is $200, and a flat plan costs the same whatever you earn. Add card processing to all of them.

Setup checklist

  1. Pick a platform and start a trial. Most offer 14 days.
  2. Connect your Airbnb, Vrbo and Booking.com calendars and confirm blocked dates appear on both sides.
  3. Enter rates, minimum stays, cleaning and tax rules, and a cancellation policy.
  4. Connect Stripe or PayPal and make a test booking.
  5. Add your best photos, a clear description and your location, and turn on Google Vacation Rentals if your platform supports it.
  6. Check the confirmation email, house rules and check-in instructions that guests receive.
  7. Add a privacy policy and terms to the site.

What still needs a human

  • Photography, copy and a site that reflects your property.
  • Local tax registration and collection rules.
  • Traffic: Google presence, social media, local partnerships.
  • Handling direct-booking disputes and damage claims yourself.

Common mistakes

  • Building the site before the calendar sync works, then double booking.
  • Comparing only subscription prices and ignoring booking percentages and processing fees.
  • Relying on a general builder's "booking" widget that was designed for haircut appointments.
  • Linking from your Airbnb listing or messages in breach of Airbnb's Off-Platform Policy.
  • Skipping a clear cancellation policy and damage terms for direct guests.

Bottom line

For a typical one-to-ten-listing host we would pick Lodgify or Smoobu for simplicity and predictable cost, Hospitable if Airbnb automation is the core need, and OwnerRez or Wix only if you genuinely want custom design. Whatever you choose, treat the website as an additional channel: it needs its own traffic and it must follow Airbnb's policies. Frequently asked questions

›Do I need a direct booking website if I already have Airbnb?

You do not need one, but it gives you a booking channel with no marketplace commission, a place to appear in Google searches for your property name, and a way to take bookings from guests who find you on their own. It adds payment processing costs, a tax and compliance burden, and no built-in demand, so it supplements Airbnb rather than replacing it.

›Can I put a link to my website in my Airbnb listing or messages?

Airbnb's Off-Platform Policy says hosts should not ask or encourage users to move current, future or repeat bookings off Airbnb, and it bars external links in listings and messages. Read the policy page before using any link, and see our guide on how repeat direct bookings can be built compliantly.

›Is a vacation rental platform or a general site builder better?

For most hosts a vacation rental platform is better, because the calendar, pricing rules, taxes and payments are built in and sync with Airbnb and Vrbo. A general builder such as Wix or Squarespace makes sense if brand design matters most and you are comfortable adding and maintaining a booking app.

›What does a direct booking site cost in total?

Expect a software subscription (roughly $14 to $60 a month for small portfolios on the platforms below), plus card processing, plus any per-booking percentage the vendor charges, plus a domain. Processing fees are charged by the payment provider on top of vendor fees.

›Will a direct booking site get me bookings by itself?

No. A site is a place to convert visitors, not a source of them. Traffic has to come from Google, social media, referrals, past guests who contact you, or listings such as Google Vacation Rentals.

Verification notes

  • Lodgify's pricing page returned an access error during research. Plan prices ($14 Basic, $26 Starter, $42 Professional, $62 Ultimate, billed annually) come from Lodgify's own comparison page via search; other sources show higher monthly-billed prices ($77 Ultimate). Confirm on lodgify.com.
  • Lodgify states commission-free direct bookings, but at least one third-party source reports a 1.9% booking fee on Starter and Professional. Unresolved; confirm before buying.
  • Hostaway fees conflict between its own pages (0.5% reservation fee and 1.8% guest processing fee on Booking Website pages vs a 1.8% booking engine fee in a support article). Hostaway does not publish base subscription pricing on the page we reached.
  • OwnerRez base price ($88/month for one property) is as read from its pricing page in one fetch; add-on prices for hosted sites ($15) and the WordPress plugin ($10) come from a third-party aggregator, not OwnerRez.

How to Turn Airbnb Guests Into Repeat Direct Bookings (Without Breaking Airbnb's Rules)

Airbnb's Off-Platform Policy bars hosts from asking or encouraging users to move current, future or repeat bookings off Airbnb, and from using guest information for marketing. So the compliant route is to build a direct audience from sources Airbnb does not control, such as Google, social media, referrals and guests who contact you on their own, and to collect consent properly when they do.
