Best Smart Thermostats and Energy-Saving Devices for Airbnb Rentals
If you use Hospitable, ecobee, Honeywell Home and Google Nest thermostats are all on its supported list, so the choice is mostly about HVAC wiring and sensors. For energy and damage protection, a water leak sensor or an automatic water shutoff does more for most rentals than a fancier thermostat.

The best smart thermostat for an Airbnb is usually the one your property management system (PMS) already supports. Hospitable lists ecobee, Honeywell/Resideo and Google Nest thermostats, so for Hospitable users the real decision is about HVAC wiring and room sensors. Beyond the thermostat, a water leak sensor or an automatic water shutoff protects against the most expensive failure in a rental.
This guide is based on PMS help pages and manufacturer pages checked on 2026-10-19. We have not hands-on tested these products.
What a PMS thermostat integration does
Hospitable's device page says it adjusts the temperature "based on your custom timing" so the property reaches the right setting before guests arrive, and it resets after they leave. Hospitable also says all supported thermostats must connect over Wi-Fi or a Wi-Fi hub. We did not verify thermostat integrations in Hostaway or Guesty, so check their current marketplace listings if you use them.
The saving does not come from clever learning. It comes from not heating or cooling an empty house.

Thermostats
ecobee Smart Thermostat Premium: best with sensors
Hospitable lists the 3 Lite, Enhanced, Premium and voice-control models. ecobee's site says its Essential model is $139.99, works with HomeKit, Alexa and Google, and may need a $24.99 Power Extender Kit without a C-wire. The Essential is not on Hospitable's list, so we are not recommending it for PMS automation. Minut also lists ecobee as a smart home integration.
Pros
- On Hospitable's list; remote sensors on the Premium.
- Wide smart home support.
Cons
- Premium price not verified.
- Wiring needs a check.
Google Nest Learning Thermostat (4th gen): best for Matter setups
Google's page lists $279.99, dual-band Wi-Fi and built-in Matter support, and says a C-wire is needed in fewer than 1 percent of cases. Hospitable lists the Learning Thermostat across generations 1 to 4. Our read: the "learning" features are less useful in a rental, where occupancy is set by bookings, so you are mostly paying for hardware and Matter.
Pros
- Matter and dual-band Wi-Fi.
Cons
- Most expensive here.
Honeywell Home T9: best if you already have Honeywell
Hospitable lists the T9, T10 Pro, T5, T6 Pro, Home Round and a 7-day programmable Wi-Fi model. One catch: connect through the Resideo or First Alert app, not My Total Connect Comfort. Resideo's T9 specification sheet says the thermostat supports up to 20 wireless indoor temperature, humidity and motion sensors.
Pros
- Room sensor support.
Cons
- Account app confusion.
- Price not verified.
Sensi
Hospitable lists Sensi thermostats as open beta. We would wait for general availability.
Energy-saving and damage-prevention devices
Aqara Water Leak Sensor T1
Aqara specifies Zigbee 3.0, a CR2032 battery with about a two-year typical life, an IP67 rating, and an alarm at 0.5 mm of water. It needs a hub, such as the Aqara Hub M3, which Aqara describes as a Matter controller with Thread, local automation and battery backup.
Moen Flo Smart Water Monitor and Shutoff
Moen says Flo monitors pressure and flow, detects leaks as small as a drop per minute, and can shut off water automatically. It needs 2.4 GHz Wi-Fi and an outlet within about 10 feet, and comes in sizes for ¾", 1" and 1¼" pipes. An optional FloProtect plan includes extended warranty and up to $5,000 of deductible coverage; read the terms. We did not verify a price.
Climate sensing from a noise monitor
The Minut M3 also reports temperature, humidity and mold risk, per Minut. That helps spot a window left open or a failed dehumidifier. See our noise monitoring guide for privacy rules.
Setup steps
- Confirm your HVAC wiring, including the C-wire.
- Pick a model on your PMS's list.
- Install, then connect it to the manufacturer's app.
- Link it in the PMS and set pre-arrival and post-checkout temperatures.
- Set a vacant-house temperature range that protects pipes and humidity.
- Place leak sensors by the water heater, under sinks and behind washers.
- Test an alert end to end.
What still needs a human
- Replacing batteries and filters.
- Responding to a leak or a no-heat call.
- Servicing HVAC.
- Deciding what to do about a guest who runs the AC with the windows open.
Common mistakes
- Buying a thermostat that is not on the PMS list.
- Forgetting about the C-wire.
- Setting a vacant temperature so low it risks freezing pipes or humidity problems.
- Installing leak sensors without a hub or an alert plan.
See the whole system in How to Build a Smart Airbnb, and the lock side in the smart lock roundup. The platform side is on the Hospitable page.
How to choose
- Check your PMS list first. For Hospitable, the supported models are named in its help center. For other platforms, we did not verify thermostat support.
- Check wiring. Look for the C-wire, and check whether your system is a heat pump, radiant or multi-stage. ecobee's page notes radiant heating and dual-fuel heat pump compatibility on its Essential model, but model-specific compatibility should be checked with the maker's wiring tool.
- Decide on sensors. Remote sensors help in larger homes with uneven temperatures. They cost more and add batteries.
- Think about guests. Decide whether guests can adjust the thermostat, and what range you accept.
- Plan the install. Many hosts can install a thermostat in under an hour, but HVAC systems vary, so use a pro when unsure.
A practical temperature strategy
These are editorial suggestions, not vendor claims, and the right numbers depend on climate and building.
- Between stays: set a setback that protects the building, not the lowest number possible. In cold climates, keep it above freezing-risk territory for pipes.
- Before arrival: set the target a few hours before check-in. Large or poorly insulated homes may need longer.
- During stays: consider a limited range if your thermostat supports it.
- After checkout: reset to the vacant setting automatically.
- Shoulder seasons: consider fan or humidity control rather than full cooling.
Cost thinking
A thermostat saves energy when it stops heating or cooling empty rooms. ecobee claims up to 23 percent savings, but that is a general vendor claim, not a rental-specific one. The leak and shutoff devices save money in a different way: they avoid rare but large losses. Moen says Flo detects leaks as small as a drop per minute and can shut off water, with an optional FloProtect plan that includes deductible coverage of up to $5,000; read the terms before counting on it.
Here is how to compare options, using only prices we saw:
| Item | Price seen (Oct 2026) | Where |
|---|---|---|
| ecobee Smart Thermostat Essential | $139.99 | ecobee |
| ecobee Power Extender Kit | $24.99 | ecobee |
| Google Nest Learning Thermostat (4th gen) | $279.99 | Google Store |
| ecobee Premium, Honeywell T9, Moen Flo, Aqara T1 | Not verified | Check vendor |
Which one should you buy?
- You use Hospitable and have a standard HVAC system: ecobee Premium or a Nest, depending on your ecosystem.
- You already have Honeywell wiring and room sensors: stay with Honeywell, using the right app.
- You use Matter at home: Nest 4th gen has Matter support.
- You want protection more than comfort: buy a leak sensor and consider a shutoff before upgrading the thermostat.
- You use another PMS: check its marketplace first. We did not verify Hostaway or Guesty thermostat support.
Portfolio fit
For one or two homes, a single thermostat plus two or three leak sensors is a reasonable starting point. For larger portfolios, standardise on one thermostat brand to cut support work, and keep spare batteries and a hub log. If you have a property with high water risk, such as an upstairs laundry, a shutoff valve may be worth more than a premium thermostat.
Privacy and policy
Thermostats and leak sensors do not record video or audio, and Airbnb's camera policy is about cameras and recording devices. Even so, say in your listing which smart devices you use if guests might notice or be affected, and treat any climate sensor that reports occupancy as a data source you should disclose. Airbnb's listing editor includes a Safety devices option for this.
Common problems and fixes
The thermostat goes offline. Most PMS integrations rely on the thermostat's cloud account. If the Wi-Fi password changes or the router restarts, reconnect it in the manufacturer's app before the next arrival.
Honeywell login fails. Hospitable says to avoid the My Total Connect Comfort app and to use the Resideo or First Alert account instead. Pick the right one when connecting, or the credentials will be rejected.
The house is warm when guests arrive. Move your pre-arrival schedule earlier. A larger home or an older HVAC system may need several hours.
Guests keep changing the setting. Decide whether a limit is acceptable, check the app for range controls, and explain the setting in the welcome message. We did not verify limit features for the models above.
A leak sensor chirps. Replace the battery. Aqara quotes about two years for the CR2032 under typical use, so schedule it rather than wait.
What a PMS integration does not do
A PMS can set temperatures on a schedule tied to bookings, but it will not diagnose a failing compressor, replace a filter or know that a window has been left open. Pair it with sensors, whether climate readings from a device like Minut or a simple door and window sensor, and a local contact who can visit. Hospitable also notes you can use triggers, webhooks or platforms like SmartThings to connect additional devices, which is useful once you outgrow the built-in automations.
Disclosure and guest comfort
If your thermostat is limited or the home uses a setback outside stays, say so in the listing or house manual, especially in extreme climates. A guest who finds a locked thermostat at midnight will often write about it in a review. A short note in the welcome message that explains the range avoids that.

Frequently asked questions
›Which thermostats does Hospitable support?
Hospitable lists ecobee (3 Lite, Enhanced, Premium and the voice-control model), Honeywell/Resideo (T10 Pro, T5, T6 Pro, T9, Home Round and others), Google Nest (Thermostat E, standard and Learning Thermostat generations 1 to 4), and Sensi in open beta. All must connect to Wi-Fi or a Wi-Fi hub.
›Should guests control the thermostat?
That is a judgement call. Many hosts prefer a limited range so guests stay comfortable without running the system hard. We did not verify which models support limits, so check the manufacturer's app before you rely on it.
›Do I need a C-wire?
Often yes, or an adapter. Google says its 4th-gen Nest needs one in fewer than 1 percent of cases, and ecobee sells a Power Extender Kit at $24.99 for homes without one. Check your HVAC wiring before ordering.
›Will a smart thermostat save energy?
ecobee claims savings of up to 23 percent, but that is a vendor claim and not specific to rentals. The more reliable saving is setting a vacant-house temperature automatically between guests.
›Is a leak sensor enough?
A sensor alerts you, but someone still has to act. An automatic shutoff valve like Moen's Flo stops water by itself on detection. For unattended rentals we would consider the shutoff more valuable, though it costs more and usually needs a plumber.
